Please Don't Feed The Deer

deerI know they're cute, and they can really look scrawny sometimes, but the State of Montana Fish and Game Department is warning that it's illegal to feed the deer!

Our hearts are softened by the curiosity and almost approachable wild animals we have around here. I would never have thought of feeding the deer (they eat enough of my landscaping as it is), but some folks feel the need to coach the animals into their yard so that they can enjoy watching them. We all know it's wrong and some just hope they don't get caught.

The Department of Fish and Game has some new power to ticket people, big time for doing this! Apparently, hunters also have a luring tactic to train deer over a period of time so that they know where to find them when bow or rifle season comes around.

Wild animals are best at protecting themselves when they are wild. It's also really not good sport to train an animal to come and then shoot them.

Some of our cities have such a deer problem that we have actually had to hire people to chase them away. No one wants to tangle with a deer on their way out to get the newspaper, really!

Air-to-Air Heat Pumps, Good Efficient Heating and Cooling for Rural Homes

Heat Exchanger Extraordinaire! If you're building or upgrading your heating and air conditioning system, you really need to have a look at this system.

In the summer, the heat pump moves heat from inside your home, to outside. In the winter, the heat pump moves heat from the outdoors to the inside. I won't get into the mechanics, but trust me, this stuff works, really well!

In our climate, which gets really cold at times, the heat pumps do rely on a back up propane system because at a certain point, it's really hard to extract heat out of freezing air (although it can be done to a certain degree).

I just sold a really big home that used this system and the average electric bill, year round was $104. The propane usage included the hot water system, but was less than half of what a conventional propane forced air system would cost for a similar home. That's a lot of money saved, especially last year. Other benefits:

  • Provides a more even room temperature mostly eliminating the "burst" of hot air
  • The air produced by the heat pumps is less dry, better humidity in the home
  • Instead of thinking of getting a 95% efficient gas furnace, the air to air heat pump is 275% efficient
  • Cooling is the reverse direction of the heat pump, and goodness knows we like cooling in the summer
  • Some Electric Co-Ops offer rebates per ton of system installed
  • The State of Montana offers a $500 tax credit for the installation of the system
  • The Federal Government offers a tax credit up to 30% of the cost of the system up to $1,500 if it's Energy Star rated

Happy Trails To You Coach Carlson, A Montana Football Legend

Just a note to pay some respect to a Montana Football Coach who, for the love of the game, coached a lot of Montana kids to work hard and play hard.

My husband (Raymond) Tracy Thomas was part of the Great Falls Bison 1973 championship football team coached by Gene Carlson and we plan to pay our respects at a graveside service this coming Saturday in Great Falls.

Gene was head coach of the Montana Grizzly Football Team 1976-79 and was a player for the Griz 1950 -52. More family members played for the Griz including grandsons of the Carlson's as well as my nephews Tyler and Torrey Thomas.

Gene was a Lt. Colonel in the Montana Army National Guard and retired after 24 years of service. Gene also served as the State Game Director for the Montana Special Olympics for a couple of years.

Helmets off to you Coach!

Do You Think People Expect For Rates To Be Under 5% on 30 yr fixed forever?

I'm really concerned that those who've taken advantage of the super low rates in the last few years won't tolerate anything much higher. Even I'm getting to where I say that 5.5% is high. How did this happen? I'm pretty middle aged and I thought a rate under 7.5% was just like getting money for free 10+ years ago!

  • Since the rates shot up half a point the end of last week, more than a few of my current buyers have blinked!
  • Should they wait until the market "settles down"? Or should they take the rate as it is right now before it goes up any higher?
  • A few lenders around here are telling their jittery customers to just hang on and give the market a little time to settle down. Is that a fair thing to say? How would they know? Did they know the rate was gonna jump a half point the end of last week?

Apparently the mortgage industry has a big competitor for money right now---the fed! Nothing we do to prop up the markets in our country is free! I think we've been charmed into the idea that there is a pot of gold around every corner, so don't worry, be happy!

If a home is in your future, or a move is in your future, price the home and mortgage rate with a little wiggle room so that you can get what you need, and some of what you want.

Will these rates last for years to come? Who knows?

Am I Smart? Or Do I Just Think I Am?

Am I really the best judge? Maybe not, but it makes me happy to think I am.

  • when I lose at Penokle, it's all about the cards, not the way I played them
  • when I can't figure out all of the steps in the quilt directions, it's because it's late at night and I'm tired
  • when I finish my husbands sentences, it's because he talks slow and I already know what he's thinking
  • when a referee makes a mistake on a call and I correct him/her, I'm just trying to be helpful
  • when I don't put my junk away, it's only so I know where to find things

I think I'm doing just fine, GET SMART!
