Attention Florida Voters! Amendment 5 Is Officially Off The Ballot!

Amendment 5 was taken off the Florida November 4th Ballot which is a huge disappointment to many homeowners in Florida who have been fighting to get our property taxes lowered.

The Florida Supreme Court stripped amendment 5 from the Florida Ballot. The Budget and Tax Reform Commission changed the formula for funding public education after the first vote we had to lower property taxes this past January. Since the property taxes fund the education system here in Florida the commission figured out a way for the education to be funded without property tax money which would have resulted in a large tax decrease for many homeowners in Florida who are struggling to pay their property taxes.

The commission is a non partisan commission. It meets only once every 20 years to examine our state constitution They developed a way that all of the residents of the state of Florida would help fund the public schools instead of the burden being sorely burdened on the shoulders of only property owners.

Commercial properties and second home owners pay higher property taxes and they are not getting the benefits those taxes are used for. This has long been a problem which the Florida Association of Realtors has been speaking up about and working to enact legislation that releaves this undue burden.Why should people who don't derive from the benefits pay a higher tax than those that do?

Taxes to fund the school system should be fair and equitable, right now they are not. For instance, people who rent here in Florida get the benefits of the public education but do not have to pay into it since they do not pay property taxes. When over a third of our tax bill is public school funding there needs to be a change in the way the funding works.

We were hoping this would be on the ballot to vote on this November but the Supreme Court struck it down over the wording of the bill.This would have helped our real estate values and our economy here in Florida.

FAR, the Florida Association of Realtors is determined to keep working on getting legislation passed and reduce our property taxes. Realtors have been instrumental in getting local properties lowered and with a unified voice have kept commissioners in many towns here in Florida from raising local taxes.

Short Sales in Port St Lucie Florida- We Close Short Sales! Another Successful Short Sale Closing!

We just closed on 1781 Effland in Port St Lucie. The sales price ended up being $175,000 for a 4 bedroom, 3 bath with over 2400 square feet under air just built in 2006. The lot that this house was built on went for $140,000 with NO house on it in 2005! Just the lot! These prices are heading back to 2003 prices quickly. This is great news for school teachers, firemen, police officers and many other folks that could not afford to buy a home in those boom years!

Short Sale Closed in Port St Lucie Florida

The best part about this short sale is that Chase was the short sale lender! Chase is the best lender to deal with on these short sales in our experience. They are fast and efficient. We have come to know the negotiators and have effective communication. This loan was owned by Fannie Mae.

Chase called us with the latest short sale we have with them letting us know that Fannie Mae just added to their short sale guidelines. From now on, Fannie Mae requires 2 appraisals/BPO's on their borrowers' properties that are in short sale negotiations. This is adding on an extra week.

Fannie Mae takes about one week to do their approvals once Chase sends them the package. That has been great for buyers and sellers.

The owner was so happy as this was an investment property and we negotiated a full and satisfied mortgage pay off with no default judgment, no promissory note! This is great news.

The owner listed another property with us; a vacation townhouse up in Orlando as a short sale. He was so pleased with the the services we provided him that he invited us to stay in his vacation townhouse for the long labor day weekend to celebrate our son's 6th birthday. What a kind gesture on his part. We really appreciate being appreciated!:) I took lots of photos of the townhouse and will write a blog about the townhouse.

Many people complain that organic is more expensive and while it may appear so initially, you can learn to shop for organics for just a bit more than conventional foods. But the real reason it is not more expensive is the health benefits outweigh the cost. Pay me now or pay me later. But the pay me later part is in ill health and prescription drugs. This can become extremely expensive.

You can start out slowly to get organics into your diet. There are certain foods that are more important to buy as organic than others.

The other way that you can save money while eating organics is by cutting out the junk food. Most of a normal western diet consists of a lot of junk food which is expensive over the long haul and has no nutritional value. It doesn't matter if you buy conventional junk food or organic junk food. It is all junk food and not healthy. Just because it is organic does not mean it is good for you.

A 4 year study was just concluded in Europe and some of the things we already knew were confirmed as well as some interesting new information was found. This study showed that organic food is way more nutritious than its' conventional counterparts. It also helps to improve your health and longevity. It is obvious that foods grown without pesticides in healthy soil are going to be good for you.

  • The study found that organic fruit and vegetables contain up to 40% more antioxidants.
  • Organic lettuce and other vegetables contain more zinc and iron.
  • Organic milk contains up to 90% more antioxidants.

There are some foods that you should buy organic no matter what. If you can not find these in the organic section than go without until it is in stock again.
The most important food to eat as organic is meat if you are a meat eater. It would take pages and pages for me to lay out my evidence of this.
Suffice it to say, go to Amazon.com and get the book, THE CHINA STUDY by Dr.Campbell . This is a book my own medical doctor told us to buy and read.

The other food that is the most laden with chemicals and are highly toxic due to the blend of chemicals are Strawberries. If we don't see organic strawberries we don't buy them. We do go out to a farm to pick our strawberries and they are not treated with pesticides. So those are the 2 foods that are the most important to buy as organic.

Here is a list of foods that you do NOT have to buy organic:

  • Mango
  • Papaya
  • Pineapple
  • Avocado
  • Sweet Corn (Frozen)
  • Bananas
  • Kiwi
  • Broccoli
  • Cabbage
  • Eggplant
  • Sweet peas ( Frozen)
  • Asparagus
  • Onion

These foods were tested to be the safest conventional grown foods. Just make sure you are not buying GMO varieties. Next month we will talk about how to find out if you have a GMO food or not.

Wellington Florida- Preparing Your Pool For Hurricanes

Wellington Florida- preparing your pool for hurricanes is one of the chores we must attend to.

The most important thing to remember is that you do not drain your pool. Many people have ruined their pools by draining their pools before a hurricane. Leave the water level alone.

  • Remove any automatic pool cleaners, pool covers, toys, floaties; anything that can be picked up by strong winds.
  • Turn off your pool pump. If you have lights inside your pool, turn those off too.
  • Cover your pool pump with a waterproof tarp and secure the tarp well with ties.
  • Lots of rain water will turn your pool water green quickly so make sure that before the storm comes that you add extra chemicals to help keep away insects and algae after the storm, especially if the power goes out.
  • If you have a salt water pool like we do, make sure you add extra salt to the pool and stock up on extra salt. After the hurricane passes through, add more salt to your pool.
  • Stock up on extra salt, chlorine or chemicals; whichever your pool needs so that after the storm you won't be driving around trying to find the items you are going to need for your pool.
  • Do not put your patio furniture in your pool. I have seen people do this. This is very dangerous. These lawn chairs and other furniture can be picked up by the wind and thrown through the air to hurt someone or damage property.

In emergencies where you don't have any water, you can use the water in your pool. You can take buckets of water to flush your toilets during times of no water or electricity.

You can boil the water on your gas grill in large pots and use that to heat up bath water to wash your hair and get soap on your body. You don't want to use the soap in your pool.

Turn a negative into a positive and while the power is out and you have no air conditioning; gather up the kids and go swimming in the pool. This is not just a great way to have some fun and reduce the stress but you can feel cleaner too:) You know, that hot, sticky, nasty feeling when you can't take a shower every day? After Wilma we were without power for 28 days so we made good use of our pool!

Stay safe and be prepared during the Hurricane season that is getting into full swing this time of year.
