Door Locks for Rental Properties - Landlord tip

Early in my landlording, I started using a master key system. I don't look like a jailer with a huge key ring, my one key has access to all my properties.

Also, to save cost, I do not provide locking external door knobs. I only use one pair of locking deadbolts per home. They require a key to lock the deadbolt while exiting. This also cuts down on tenants accidentally locking themselves out of their home.

Once my deadbolts are installed, I then change locks by using my master key to pull out the cylinder and replace with a different cylinder. Locks are changed in seconds! Does not require any tools, just my key!

Each lock / key set is assigned a number, and I keep track of the lock numbers used on each property. I also stamp the keys I give tenants with their lock number, so when and if they are returned, I'm not at a loss to which lock/key set it belongs

Sweeping up Metal - Landlord Tip

Bound to be a killer for your vacuum cleaner. When vacuuming rentals, you never know what has been left behind in the carpet, lying in wait to beat up your motor. At the advice of my local vacuum repair shop, he installed a magnet bar going across the head of the sweeper, so it can pick up metal objects before it hits the roller brush. Works great!

Big Walnut Dog Park Located in East Columbus Ohio

Yesterday Aussie visited the Big Walnut Dog Park on the east side of Columbus for the first time. Three fenced areas cover 3 acres and includes a swimming area. Beatiful setting among mature trees, but plenty of open space for ball chasing and free range romping. Also includes picnic tables for their humans. Volunteers bring water jugs, toys and waste bags.

New Federal Law Protects Tenants of Homes Sold at Sheriff Sales

I have had many phone calls from tenants desparately looking for a place to live quickly because their landlord is losing the home to foreclosure. They only became aware when they get a notice of sheriff sale or were asked to leave from the successful bidder. The Protecting Tenants at Foreclosure Act addresses this problem by requiring that tenants that are in lease compliance be given a 90 day notice to eviction and in some cases provides tenants with the ability to stay in the property for the remaining term of their lease.

If the purchaser wants to occupy the home as a owner occupant, a 90 day notice to eviction/leave must still be given to a compliant tenant.

Even if there is no lease in place, the 90 day notice must be given.

Exceptions are : The tenant must not be the mortgagor, the lease must be an arms length transaction and fair market rent is being paid.

This new federal law does not terminate any obligations of the tenants under the lease or your state's laws. This includes the tenant's obligation to continue to pay rent to the new owner under the terms of the lease. If the tenant stops paying rent, he can be evicted under your local laws.

Tenants in a home being foreclosed upon needs to keep in lease compliance and pay their rent, even if their landlord is not paying his mortgage. The landlord's mortgage default does not remove the tenants obligations under their lease. If they dont', they will not be able eligible for the protection under the Protecting Tenants at Foreclosure Act.
