There are some important choices to make that may have a serious implication regarding Phoenix AZ real estate and home ownership. 
There are two ballots in particular that you will be asked to make decisions on regarding how real estate is taxed and how buyers and sellers settle disputes.
The first initiative is Proposition 100, the Protect our Homeowners Initiative. Proposition 100 will protect families from the effects of a real estate transfer tax that could potentially be imposed by local government on the sale of Phoenix AZ real estate.
Currently, there is no real estate transfer tax. However, one could be imposed at anytime. The effects of such a tax would take away equity from families and make the costs of sales greater. Both further hampering the ailing Phoenix AZ real estate market. Finally, a transfer tax would be an additional tax to annual Phoenix AZ real estate property taxes. Thus, double-taxation.
Please Vote Yes on Proposition 100 to prevent double taxation.
Get out an vote in the upcoming Arizona General election. It sounds cliche' to say it. However, ‘your vote matters! It is critical to your quality of life that makes Scottsdale, Fountain Hills, Paradise Valley, Carefree and all the cities surrounding Phoenix AZ such a great place to live.
The ballot is the - Proposition 201 - Arizona Homeowners Bill of Rights.
Particularly pointed at new home builders, the goal is to "provide homeowners with improved rights to deal with construction defects and shady home sales practices."
I am a big supporter of AZ real estate buyers rights. However, the bill in this current form increases builders costs and supplier costs. As Ken Siebrecht said, "
It's not going to work!! If a builder is going to have to warranty a home unconditionally for 10 years, HOW MUCH DO YOU THINK A NEW HOME IS GOING TO COST???"
Contact appliance manufacturers or any other company that builds a product for builders how much more it will cost to guarantee the product for a 10-year unlimited warranty in the form of proposition 201. New home builders cost to construct new homes will go up significantly making prices higher. Thus, we could be preventing sales, causing a further price drop and a deeper Phoenix AZ real estate recession whhen Phoenix real estate is so critical to our local economy.
We need better regulation and penalties for dishonest builders. However, we do not need to increase costs for the 99% of honest new home builders.
