East Mountain Waterbury Ct Real Estate - Quarterly Market Report January 31, 2009
Sellers Tip #1:
Use a Realtor
While doing a "For Sale By Owner" may seem like a good idea, it may ultimately cost you more, both in terms of time and money. Using a realtor guarantees maximum exposure of your property to potential buyers, shortens time on the market and protects your financial interests.

Helping people.
It's just what I do.
Whether they are teenagers in high school, or adults looking for their new home, or a family member in need of support, or even a lost soul in need of direction and guidance, helping people is just what I do.
There are many reasons why I do what I do.
The least important reason for what I do is money. Let me put it another way: I may get compensated from time to time for what I do, as a teacher, as a realtor, as a child care provider, and even sometimes as a preacher, but NEVER is the pay that I receive for my services as such the reason why I teach, assist clients in selling/buying real estate, babysit, or preach/teach. One, there isn't enough money to compensate me for the time, effort, and heart that I put into all of those things; two, more importantly, I get the most satisfaction from doing them not because of the money, but because of the end result - someone was helped.
Sometimes we don't see the end results of such service to others right away, but let me tell you, when you do, there is no greater joy.
When former students see me and remember me fondly, and they say, thanks for being a good teacher...I've got my own business, I'm working, I'm getting my master's degree - that's what counts. When a former client says "thank you for helping me to sell my house, I have so much less stress now", that makes it all worthwhile. When my neice and nephews hug me at the end of the day as I prepare them for bed, and their mother calls to say thanks, it's the best feeling in the world. When someone gets to know God better because of what God has given me to say to them, and their lives are enriched, what else really matters?
These are the reasons why I spend all of my extra time, money, and effort - because in the end, if I don't help someone else with what I know, what good is it to me? A wise man shares what he knows with others so that they can be blessed.
I prayed a prayer not too long ago: Lord, make my life a blessing to others - help me to be a help to everyone I meet. What I did not realize at the time was that He had already granted my request before I had even asked Him for it.

You know, as important as it is for us to close deals/sales/transactions, I think that is equally important to our business for us to celebrate the contacts that we make, especially for new realtors.
After what I thought was an abysmal year, in which I developed many contacts with potential clients but had no closings, I have hit the ground running this year with a plan in place to increase both my listings and my sales.
I decided two weeks ago to implement a listing presentation proposal, complete with cma, for several prospects whom I was having difficulty contacting. I had either been calling and leaving messages, but had gotten no response to my calls, or was unable to call and sent postcards and still got no response. I personally delivered the presentations to each prospect.
On Wednesday during our recent snowstorm, I called my list of prospects, including those to whom I delivered the presentations. Two of them reponded very positively to my call. They told me that they had read my presentaion, they were impressed with the information they received, and that I would definitely be one of the agents they would consider when deciding to relist their properties!
Have I gotten the listing yet? Not quite. But herein is the reason to celebrate: any positive response to a realtor's marketing efforts is a good thing, and I am glad that I put the effort in to make it happen. Will I continue to do so? Absolutely!
