Prepayment:

Variable Rate Loans - Declining 5%-1% prepayment penalty over the first five years of the loan. No penalty after year five. Principal reductions up to 20% of the original loan amount may be prepaid annually without incurring a prepayment penalty.

Five Year Interest Rate Loans - Declining 5%-1% prepayment penalty over the first five years of the loan followed by a declining 5%-1% prepayment penalty for years six through ten. There is a 90-day penalty free prepayment window at the end of year five at which time the loan may be prepaid without penalty. No prepayment penalty after year ten. Principal reductions up to 20% of the original loan amount may be prepaid annually without incurring a prepayment penalty.

Closing Costs:

No application fees and no documentation fees. One exception is that the borrower is responsible to pay any mortgage/documentary stamp taxes in areas where these fees are applicable.
