How you can still buy a home in Milwaukee with no money down:
Last week the President signed H.R. 3221, Housing and Economic Recovery Act of 2008, into law. The bill contains a provision (SEC. 2113) which forbids FHA from insuring mortgages in which the borrower's down payment comes from a private down payment assistance provider, beginning October 1, 2008. As of this date, the minimum down payment will be increased from 3% to 3.5%.
This means more than 300,000 working class families will be locked out of homeownership in the next year alone. You must act quickly to take advantage of these programs while they are still here.
Saving to buy a home can be a difficult task. For many potential home buyers saving enough money for a down payment and closing costs may take years relegating them to renting instead of owning a home. You can use Gift funds for both first time and repeat homebuyers in Milwaukee or any where in Wisconsin:
● Gift funds up to 6% of the final contract sales towards your down payment and/or closing costs
● Gift funds for both new construction and resale homes
● No repayment of gift money
● No income or asset limits
● No geographical restrictions
These programs are going away, so call me today!!!

Wisconsin FHA mortgage loan requirements are standards that allow first time home buyers the opportunities to meet mortgage qualifications. The closing costs with FHA mortgages are same as conventional loans excepting that you would have to pay the extra FHA mortgage insurance premium.
FHA home loans are easier to qualify for than conventional loans that are offered by lending institutions. Wisconsin FHA rules impose limits on some of the fees that mortgage companies may charge in making a loan. Whether you're a first time home buyer, moving to a new home or want to refinance your existing conventional or FHA mortgage, the Wisconsin FHA loan program will let you purchase a home with a low down payment and flexible guidelines.
Today's Wisconsin FHA-Insured mortgage loan offers the flexibility borrowers are looking for along with the traditional benefits of low down payments, low closing costs, competitive interest rates, and easier qualifying ratios. The FHA mortgage can help you get the best and the lowest possible fixed rates for your mortgage and has helped a number of first time home buyers in getting a mortgage and buying the house of their choice.
An eligible property must be a principal residence, but it can be a single-family residence, a one- to four-unit building with one unit occupied by the borrower, a unit in an FHA-approved condominium, or a unit in a planned unit development. Taking advantage of the FHA loan program is a great way for first time home buyers, or anyone with a shortage of down payment funds, to buy a home.

Where Should I Start?
Contact Inlanta Mortgage to obtain a free pre-approval for a Wisconsin mortgage loan that is best for you.
What do I need to bring with me to get pre-qualified for a Wisconsin mortgage?
If you have everything with you when you visit Inlanta Mortgage, you'll save a good deal of time. You should bring: your last two paystubs, last two years w2's, copies of your checking and savings account statements for the past 2 months and evidence of other assets, like 401K or stocks.
When do I lock in my interest rate?
You have a choice of either locking in on a rate when you find a properly or float up to two days before closing.
Once I am pre-approved what's next?
Find yourself a realtor. You can request referrals from your loan officer or find a local realtor in your area. Once you have found the house you have been looking for, it is time to secure financing.
What happens next?
Inlanta Mortgage will process and underwrite your mortgage loan. At this time Inlanta Mortgage is required to mail out a Good Faith Estimate of closing costs and a Truth-In-Lending. When the loan is approved, one of the mortgage processors will contact you to let you know.
How long will the loan process take?
Usually this process will take a couple days to a few weeks, depending on the type of loan you apply for. Government loans, including FHA loans, VA loans and Rural Housing loans, tend to take longer than conventional conforming loans.
Once I am approved, what do I do next?
Contact your realtor to let them know that you have been approved. Your realtor should know who your lender is and start scheduling for a closing. Also, at this time you should start looking for an insurance agent to secure homeowners insurance.
So what will happen at the closing?
Basically you will sit at a table with your realtor, broker, the sellers and a closing agent from the title company. The closing agent will have loan document papers for you to sign. The closing agent will then give you a basic explanation of each paper, you may take time to read each one. Be sure to consult your loan officer to make sure you know exactly what you're signing or you may have an attorney present.
Don't hesitate to ask questions!
