Another weigh-in and measurement day falls a bit short but...

So here we are at the start of a brand New Year. Also time for my monthly weigh-in and measurements. I wasn't too excited about that, because I knew I hadn't lost and even gained a little during the Christmas Holiday.

Prior to December I was averaging about 8-9 pounds lost per month. And was on target to reach my goal by January.

BUT...I did hit a bit of a road block as I indulged a little too much in food and drink (Dr. Pepper mainly) over the holidays. So I hit a plateau that really was of my own making.

I weighed-in yesterday at a whole pound less than last month! Better than gaining I guess. The good news is that I still lost about 3 inches total in places where I needed to lose. I also lost a little more body fat. The key was that I maintained my exercise program in spite of my poor eating and drinking habits.

So, am I discouraged, disappointed? A little. I really thought I would make my weight loss goal by now, but I am also very happy that I am still losing inches and body fat. This is my first real setback, if you want to call it that. So all in all, things are good.

If you are struggling yourself with weight loss and health, don't let the little setbacks get you down, just keep plugging away. That's what I intend to.

Total lost so far, about 58-60 pounds. I don't know the exact figure because I didn't weigh in when I started weight loss. All I know is that I had one Dr. appt at 220lbs at one point.

Breakdown of just how great Curves has been for me. Here are my latest weigh/measure results since I started attending in August and started tracking my measurements and weight:

Total Pounds Lost: 35.5

Total Inches Lost: 28.75

Body Fat Pounds Lost: 26.41

Body Fat Percent Lost: 7.80%

What does THAT have to do with Real Estate Wendy?

I've been writing regularly about my ventures in fitness and health. What does this have to do with real estate? Nothing really. It's just me writing and sharing.

But let's think about that a little more. Really my getting healthy journey can probably somehow relate to real estate or anything else for that matter.

Each task met head on with great forethought, education, and determination will probably end up in a well-completed task. Just how well the task is completed will depend on how much is invested in the task.

I am not sure if this is really making any sense, but let's think about 2 different real estate agents that want to help you sell your home.

Agent #1 thoroughly researches the market, explains the process, and utilizes marketing to its fullest with all her listings. Agent #1 also approaches the sale of your home with a positive attitude, and constant analysis of the market. Agent #1 knows how important the sale of your home is to YOU and actually makes you feel like she cares.

Agent #2 gives you a ballpark figure on what she things your house is worth without really doing the research, doesn't explain the process and tells you very little, and lists your house on the MLS. Agent #2 just wants to get that pay check.

While the above situations may be a little out of whack, they may also be similar to real life situations. Everyone is different, every agent is different. But if you want something accomplished and accomplished well, who would you like representing your home sale?

My getting healthy journey does mean something in real estate and otherwise. It means that I have the determination and tools to get things done the right way. I educate myself on the process and move forward with results that mean something. I care about what the outcome will be. And I am passionate about what I need to accomplish.

First of all, that's a big IF since I am so planted in my house, I really have no intention of moving now or anytime soon. But...I do think about it sometimes. I mean how can I not, I deal with this type of thing every day.

But to get to the point... If I was going to put my OWN house on the market, I would practice what I preach. You can bet that I would have, and keep my house as close to perfection as possible and price it where I knew it would sell.

I would thoroughly clean, replace carpet, de-clutter, stage, and do anything and everything to make my home look picture perfect. I would work to ensure all things were repaired. Even have a home inspector come in to help me through.SOLD WACO HOME, WENDY MONTOYA

Not only that, I would pay very close attention to the market and position my house for sale with a price that's right.

YES, I really would follow all of what I preach and probably even do much more.

I know how important it is to properly prepare and price a home to sell. Even the smallest details can be of major importance. That little stain on your carpet or "someone can bring me an offer" price could completely ruin the chances of the sale of your home.

This past Tuesday Ann Cordes and I were both invited to tour the beautiful McCulloch HouseMcCulloch House, Historic Waco Foundation Museum. Our gracious hostess, Holly Browning, Curator of Collections and Interpretation, Historic Waco Foundation met us for a special tour of this historic treasure.

I was fascinated with the history and the contents of this home and was intrigued greatly by the crooked staircase that was damaged during the 1953 Tornado that ravaged Downtown.

But there were other fine treasures to be found in this house like the circa 1827 portrait of the Cunningham family, and the story behind it with its Mt Vernon connection.

Ann and I want to extend a huge thank you to Holly Browning for inviting us on this tour and also for providing wonderful gifts to us as well as one of our lucky 365 Things to do in Waco, Texas fans. We are excited to continue our touring of the homes (Earle-Napier-Kinnard House, East Terrace, Fort House) Holly and hope to be talking to you again soon!

This is especially exciting in the Waco area now that we have our old rivalry district back together. What a great time to watch China Spring and all of the other local teams play each other and battle it out for the District Championship.
