Downturn in Waco Market, Not all Bad Though

According to the Real Estate Center at Texas A&M University, here is how the month of November 08 went for exisiting home sales in Waco:

  1. Sales were down from last year 32.5%
  2. Median prices were down from last year 11.4%
  3. November's inventory actually decreased a bit to 7.9%

From my eyes, this is a typically slow period as all winter holiday time frames tend to be. However, we are still experiencing some backlash from overall economic trends resulting in fewer sales and lower prices.

The bright side is that inventory appears to be decreasing and even with the down trends, home prices in the Waco area are doing OK and even quite well in many areas. Sales are still being made, but more than ever, you MUST analyze markets carefully as sales and pricing trends may vary greatly from neighborhood to neighborhood. Still a great time to buy. Take advantage of lower prices and great mortgage interest rates.

So how is the Waco Real Estate Market Doing?

According to the Real Estate Center at Texas A&M University, here is how the month of August 08 broke down in 3 key areas:

  1. Sales were up by over 8 percent
  2. Median prices were down over 10 percent
  3. There was an inventory that reached the nearly 8 and half percent mark.

So in a nutshell, sales are up due to reduced pricing. And we are still clearly in a buyer's market.

Sellers: Don't be afraid to list your home for sale; just don't expect miracles with overpricing. Make sure your home is in the best condition possible and shows well. Make yours the best listing available.

Buyers: if you are thinking of buying, why wait? Prices and interest rates are good. What more could you ask for.

Grow Waco! Wage Growth Tops List...

Well for anyone that is wondering, according to an article posted on CareerBuilder.com® by Kate Lorenz, CareerBuilder.com editor, Waco ranks pretty high as far as Wage Growth is concerned.

First on the list is College Station with a 9.5 increase while Waco is reported with a 5.0 increase sitting at the 16th best.
