Sold Single Family Homes in Hingham, MA for Nov. '10

The Hingham Real Estate market continued it's steady sale pace through November. November saw 14 single family homes sell at an average price of $795,241. This is two sold homes better than the same period a year prior, the same period that received a good boost of activity from the First Time Home Buyer Tax Credit...a good sign. However the average sales price does not compare favorably to the $850,348 from November of 2009. It does make some sense to dig a bit deeper into the numbers and see that it is lower end of the market that is driving sales. Last month half of the homes sold, were sold at prices below $720,000! However much Hingham offers a high brow image, affordability is more of a choice than is perceived.

Dalby Farm schedules Christmas fair

A country Christmas fair will take place from 9:30 a.m. to 2:30 p.m. on Saturday, Dec. 4, at Dalby Farm, 59 Grove St., Scituate. Featured will be country gift baskets, baked goods, unique gifts, goat milk soaps and creams, jewelry and children's activities. Also offered will be visits with Santa, Sophie and Riley the sheep and Nate and Pepper the goats.

Holiday gifts from Scituate Animal Shelter

The new Paw Prints calendar is filled with stories and photos, and all proceeds will benefit the animals at Scituate Animal Shelter. The calendar is on sale now for $12 at the shelter and Animal Pharm on Front Street in Scituate Harbor, in Cohasset at Buttonwood Books & Toys, Cohasset Consignment Shop, Crazy Paws Veterinary Office and Darilynn's Home Presence; Norwell Veterinary Hospital; and Unleashed by Petco at the Launch Plaza at the Hingham Shipyard.

People can also make pet photo cards for the holidays or have a pet professionally photographed. Photographs will be taken from 9 a.m. to 1 p.m. on Saturday, Dec. 4, at Baystate Athletic Club in Scituate. Professional photographer Marty Grassie will photograph the pets. There will be three package choices for a $30 donation, and all proceeds will go directly to Scituate Animal Shelter.

Santa Stroll takes place Dec. 4

Scituate Community Christmas will host the annual Santa Stroll on Saturday morning, Dec. 4.

Santa Claus will arrive at the town pier at 10 a.m., via the harbormaster's boat, and will be escorted down Front Street by the Scituate fire and police departments. Santa will then visit Jenkins Elementary School on First Parish Road for a free party featuring crafts, cookie decorating, face painting, tattoos and a special picture taken with Santa himself. The party will conclude at noon.

Family flu vaccine clinic offered

The Scituate Board of Health and the Scituate Public Schools will hold a family flu vaccine clinic open to all Scituate residents age 9 and over from 11 a.m. 2 p.m. Saturday, Dec. 4, in the Scituate High School multipurpose room.

Roffo to give solo show in Boston

Sergio Roffo of Scituate will have a solo show in Boston through Dec. 26, with a reception from 5:30 to 7:30 p.m. on Saturday, Dec. 4, at The Guild of Boston Artists, 160 Newbury St. in Boston. Roffo is an elected fellow of the American Society of Marine Artists.

St. Frances schedules Christmas fair

St. Frances X. Cabrini, 27 Hood Road, Scituate, will host a Christmas fair from 9 a.m. to 1 p.m. on Saturday, Dec. 4.

Featured will be baked goods, gift baskets, handcrafted jewelry, knitted items, poinsettias, Christmas wreaths and more.

First Trinitarian schedules Christmas faire

First Trinitarian Congregational Church, located at 381 Country Way in Scituate, will hold its annual old-fashioned Christmas faire Saturday, Dec. 4, from 9 a.m. to 2 p.m.

The event features handmade gifts, fresh boxwood trees and wreaths, baked goods, Christmas decorations, a silent auction, visits with Santa and hayrides. Stay for a New England lunch featuring homemade soups, sandwiches and pies. Free parking is available.

Snowflake Fair returns Dec. 4

First Parish Unitarian Universalist Church in Scituate will present its annual Snowflake Fair Saturday, Dec. 4, from 9 to 2 p.m.

The event will feature handmade gifts and crafts, jewelry, gift baskets, homemade fudge and baked goods, as well as decorated wreaths, swags and freshly cut Christmas trees. Children are welcome upstairs in the craft room. Visitors can have a cup of soup or chowder for lunch.

First Parish Unitarian Universalist church is at 330 First Parish Road, near Lawson Tower, and is handicapped-accessible.

Polar Express tickets are on sale

Tickets to the third annual Polar Express event, co-sponsored by Scituate Town Library and Scituate High School Opportunities and Resources for Education (SHORE) are on sale at Scituate Town Library, 85 Branch St., from 1:30 to 5 p.m.

Tickets will be sold at Front Street Book Shop, 165 Front St., Scituate Harbor, during regular business hours. Tickets are $20 per person, cash or check only. Children younger than 2 are admitted for free.

Trains will depart the Greenbush MBTA station on Sunday, Dec. 5, at 9:45 a.m., 12:30 p.m., 2:40 p.m. and 4:40 p.m. The experience will include elves, cookies, chocolate milk, a bag of goodies and a silver bell from Santa for each child, along with a reading of Chris Van Allsburg's "The Polar Express."

Proceeds will benefit Scituate Town Library and SHORE in support of arts, academics and athletics.

The Scituate Real Estate Market finds its grove in November

Scituate, the seaside town. Also known as the seaside town that saw a huge bump is sales last month! This time last year the real estate market was very active largely due to the benefit to the First Time Home Buyer Tax Credit. But even without the benefit of the Tax Credit, Scituate saw 21 homes sell at an average of $570,471 this past month. This is a very favorable comparison to the 9 homes that sold in November of 2009 at an average $538,467 with the benefit of the Tax Credit. Looking closer at the numbers, there are two other notable items to point out. Of the 21 homes that sold last month 12 of them were under $430,000 showing that properties that can be financed in convetional ways are in greater demand vs. the higher end of the market where financing remains a bit more tricky. The other notable is that time on the market drifted up to 187 days from 158.

Sold Single Family Homes in Hull for November 2010

The holiday slow down is upon us as is typical this time of year. This has been a favorite time of mine as it is a good time for both buyers and sellers to come together on a transaction. Anyone looking in the market at this time of year is usually a serious buyer or seller.

With the First Time Home Buyer Tax Credit in full gear at this time last year, Hull saw 15 homes sell at an average sales price of $361,960 in November of 2009. Now a year later without the benefit of the tax credit, we have seen demand slip but prices remain at the year ago levels. For the past November we saw only 3 homes sell in Hull at an average price of $369,000 Average time on the market stayed flat at roughly 190 days to complete a transaction.

Weymouth Single Family Home Sales for Nov. 2010

With the Holidays upon us, the focus on Real Estate for sale tends to drift away until the new year. However last year there was a rush to take advantage of the popular First Time Home Buyer's Tax Credit, and that drove sales this time last year. And it is reflected in the sales figures throughout out the South Shore. For the month of November 2010, Weymouth saw 19 single Family homes sell at an average sales price of $308,039. Other than volume this is similar to the 37 single family homes that sold in the same period a year prior at an average of $306,570. Time on the market also crept up from 58 days last year to 84 for the same period this year. The take away here is that pricing has firmed up, but sales volume needs to pick up before we will see any significant price improvement.
