If you are selling your home, you have to detach from the home. Start to look at it as a product, one that you are going to market to as many potential buyers as possible. If you are selling your car, you would probably "market it" by washing it and have it as clean as possible to get the most for it. If you are going on a job interview, you would "market" yourself by dressing nice and looking as professional as possible. It is the same thing when selling your home. Your home is probably one of your biggest investments. Don't leave money on the table!

In my area, if it is not a Foreclosure, it is probably a Short Sale. This is a buyers market and there is so much inventory, how does a buyer choose? Price? Location? Condition? All of these things?
