Lewiston Single Family Market Report | March 4, 2008

Lewiston NY is just north of Niagara Falls and on your way to the historic sites of Old Fort Niagara in Youngstown.

Real Estate Facts for Single-family home Sales in Lewiston are:

  • There were 125 homes that sold in 2007 with an average sales price of $167,098 and these homes spent an average of 77 days on the market.

  • The highest sold in 2007 home in Lewiston was sold for $672,000, which was on the market a total of 545 days, the lowest priced home sold in Lewiston was sold for $31,000 and spent 0 days on the market.

  • To keep with last year's SOLD pace, there will have to be an average of 10.42 homes sold per month. In the same time period in 2007, there were a total of 21 homes sold, spending an average of 80 days on the Market with an average sold price of $165,059.

  • In 2008 there has been a total of 11 homes sold in in Lewiston with an average sold price of $161,900, spending an average of 48 days on the market. The highest sold home in Lewistin in 2008 so far was sold for $438,000 and spent a total of 132 days on the market. The lowest priced sold listing in Lewiston sold for $37,000 and was on the market for a total of two days.

Our End of Month Recap ...

DeFranco Real Estate Corp has been busy. We are happy to announce in February we have two homes that went under contract and we gained 3 new listing! And we are exciting about the month of March! Here is a brief recap of some of the articles we presented this month:

You need to have a REAL person, who knows the market in an area give you a true value of the home. Before you go checking your home on Zillow, remember their Zestimates are ESTIMATES. They don't have all the data that Realtors and Appraisers have. In Niagara Falls, they don't know that in order to build the courthouse that several homes are no longer, or the area by the Casino is more valuable because of the projects in the works. They don't know what is happening in Buffalo, like the potential for eminent domain by the Peace Bridge. Unfortuantely, many people are having to make painful decisions and look at what is best for the community. The Peace Bridge is just another example of Western New York Adapting to the situation for future survival. Much like Western New York Catholics have had to make some very difficult and heart wrenching decisions, so must our government officials. What will come from this is a stronger community that will prosper long after the construction dust settles.

Savarino Construction Co. and Southeast Works have announced plans for a $6.5 million project to convert the former Our Lady of Czestochowa School on Clinton Street in Cheektowaga into apartments for people with developmental disabilities.

It is sad to see that yet another movie has passed on filming here. The county and city officials need to look at the situation and make it more appealing to film here. "This is about keeping jobs and businesses here and not watching them move somewhere else," Kaufman said. Although the producers were impressed with the Buffalo area, costs once again eliminated Buffalo as a film site.
