Vilano Beach

The Hidden Gem!

The Vilano Beach community is located on a barrier island peninsula area, which lies two miles north of St. Augustine and just south of Ponte Vedra on the east side of the Usina Bridge which crosses the Intercoastal Waterway.

Lately, this charming beach is attracting more and more visitors due to its beautiful beaches and the presence of gated communities offering wide selection of amenities. Vilano Beach in Florida is part of the St. Johns County. According to the United States Census Bureau, it occupies a land mass 1.8 square miles making land for housing scarce. This scarcity for lands means condo units and apartments are selling like ice cream on a hot summer day. This is even when development of Vilano Beach is in full swing.

One of the best attractions of living in Vilano Beach is the beach obviously. It is known all throughout Florida for having beaches perfect for skim boarding. Also, it is renowned for a great site for surf side fishing. Being close to northern Florida, there are many sights to see if one is from Vilano Beach. Foremost is St. Augustine. The city owns the title of being the oldest city in the United States so it is easy to find historical places to visit in St. Augustine.

One of the best attractions of St. Augustine is the fact that is widely recognized as the site of the mythical Fountain of Youth. Being the oldest city in the country, it is in St. Augustine where residents of Vilano Beach condos an authentic vintage drugstore. Said pharmacy has been converted to a museum and one can see real-life items used in pharmacies in the olden days. Another vintage place to see in St. Augustine is its authentic old jail. Built in 1891, the jail still stood today and it is where one can see guns and several other weapons on display. These are the same guns used back in the days so gun enthusiasts would surely love this place.

The Vilano Beach Community Redevelopment Area plan reflects extensive input from the community to create redevelopment programs that address the priorities expressed in public meetings of the Vilano Beach Waterfronts Florida Community Group, North Shores Improvement Association, and other members of the community. The primary focus of the plan addresses infrastructure improvements, economic development incentives, and encourages the development of activities, which impact the quality of life of the people who live and work in the Vilano Beach neighborhood.

The beautiful beach paradise is perfect for a great family get-away or your future home to retire. It is a perfect time to own at market prices in Vilano Beach.

Agents Who Take Customers from Agents they Work with!!!

Ok Brokers, need your thoughts and opinions. An agent works for you on your team for 2 years. You train her and give her support for these 2 years. You leave for vacation and a mission trip a couple of weeks. While you are away your team member works with your customers to assist them with support while I am away. When you return the agent resigns. A week after that a customer that you have been working with for 10 months with two failed offers has bought a home 2 weeks later with this agent. After the agent resigns you find that she has contacted several of your other customers.

How would you handle this situation with this agent?

Bless you Boys!!

Well, this is slightly off the topic of Real Estate but it is a well deserved salute to the SAINTS! I am a native New Orleanean and now in Florida. Oh, how I miss this city. This day has been a long awaited celebration (not that New Orleans needs an excuse to celebrate). There is so much to say about the City of New Orleans but unless you have experienced it, you might not understand what I mean. But the charm, compassion, character, friendliness, passion, food, architecture and people are like no other. I have never felt so proud of a City as I did on the day of the Championship and then now, Superbowl Champs....All I can say is Bless New Orleans and Bless you Boys!!! Who Dat Nation is Alive and has survived the Storm!!!
