From Copa Cabana to Miami Beach

Florida REALTORS ® reports today that the Miami Herald article
about wealthy Brazilians purchasing luxury properties, particularly high rise condominiums, in the Miami-Dade area in the past few months.

There have been so many Brazilin buyers at Jade Ocean on Sunny Isle Beach in Miami-Dade, optional furnishings by Casa Fendi, that local delis, restaurants and service companies, like spas, have translated their offerings into Portuguese.

Brazilian design companies are moving in and cashing in, like Ornare, a Brazilian-owned kitchen, bath and closet showroom in Miami’s Design District. “The dream of Brazilians is to have an Ornare closet”, said Mirtha Arrarian, a Brazilian designer in Miami. “Now they want to have them here in Miami, too.’’

Apparently, the beach, the climate and the shopping are very attractive to Brazilisn buyers. Brazilians love Miami, half way between their home country and Europe in more than geographic terms.

The Brazilian currency is very strong against the dollar, making U.S. purchases very affordable. Real estate prices in Brazil are rising, but depressed in Florida. Ricardo Dunin, a Brazilian real estate investor who bought his first US property 20 years ago states: “We’re all buying in the U.S. below replacement value,’’ he says. “These are moves of opportunity.’’

Better Marketing with better MLS Photos Part II

Three (FREE) ways to instant curb appeal

Designer Michelle Molinari, co-owner of the design and staging company Feature This Dot Dot Dot in Abbeville LA, advises:” It is equally important in today’s Web-driven world to ensure that your listings’ curb appeal transfers to your online photos”,. "You can spend all the money you want on curb appeal, but if it doesn’t show up in the picture, it’s pointless."

Michelle suggests three free and simple ways to improve the curb appeal of your listing photographs:

  1. Remove the window screens and keep them in the garage, as they can make the windows look dull.
  2. Water the mulch in front of the house before taking the photograph, as it will look darker and will show off the plantings to their best advantage.
  3. Showcase the path to the doorway (like a red carpet)

Michelle also recommends to take photos from an angle ot from the top of a ladder for unusual effects. . "It will put the home miles above the others on the MLS. It will look like it’s welcoming buyers."
