The colors are changing in our corner of the state, the air chillier, the grapes are being harvested, Fall is here.

The Real Estate market here appears to have hit bottom and has the slightest upward movement.

Unit sales have been up due to incentives and just plain old "good deals". The Commercial sector has been a somewhat busy, offering investment opportunity.

Residential range up to $150,000 is where the first time buyers are cherry picking the market.

Many opportunities awaite the second home buyers, especially in the next six months. Many current owners are looking to shed the extra expenses of the retreats.

Harbor Country and Southwest Lower Michigan's Lakes, Wineries, and charm are sure to assist values up quicker than other surrounding areas.

Tax Credit for Homebuyers

First-time homebuyers who purchase homes from the start of the year until the end of November 2009 may be eligible for the lower of an $8,000 or 10% of the value of the home tax credit. Remember a tax credit is very different than a tax deduction - a tax credit is equivalent to money in your hand, as opposed to a tax deduction which only reduces your taxable income.

The tax credit starts phasing out for couples with incomes above $150,000 and single filers with incomes above $75,000. Buyers will have to repay the credit if they sell their homes within three years.

This along with great rates, vast inventory, and homes priced aggressively, say now is the time to buy and begin to build wealth in real estate.

St. Joseph and Benton Harbor are well underway on many (an understatement) improvements, clean up, and new features surounding the new J.N. signiture golf course and Benton Harbor. Most of the holes for the course are underway, with the exception of those on Jean Klock Park. The forward motion of this project has already benefited the area in multiple facets.
