Michigan Property Tax Calculation

Many homeowners seem to be very frustrated with the Michigan Property Taxes for various reasons and are saying that "all Real Estate property values have decreased and that their property taxes should do the same"! I am here to tell you that "They Are"! Now, I know you must think I am crazy but let me explain how I can say this.

The item that I find most common is that many just do not understanding the calculation process.

Every February, a very important Notice of Assessment, Taxable Valuation, and Property Classification is mailed out to every property owner for their review. Please review this notice and if you have any questions or concerns, now is the time to contact your local municipality because this can only be contested once per year and is usually in March.

Upon receiving my own notice and speaking with many others, our taxable values have been reduced for 2010. This means that our annual property tax will reduce as long as our millage rate does not increase.

Main Factors Involved in Calculating the MI Property Taxes:

1. Millage Rate
Two Types - Homestead or Non Homestead

Each City/Township/Village has their own property tax that is based on the local millage rate. The millage rate is "the rate that is charged to the homeowner for some of the following local expenses" ie. Library, Fire, Policy, Schools, County, Parks & Rec and Special Assessments.

The State of Michigan gives a property tax discount on your primary home. This discount is called the "Homestead Millage Rate". If you already own a primary home in Michigan and purchase a 2nd home then we have the "Non Homestead Millage Rate" that is not discounted.

2. Taxable Value of the Property

Example:

A Milford MI home for sale within the Village of Milford and Huron Valley School District with an asking price of $120,000.00 has a taxable value of $70,000.00.

Milford MI homestead millage rate = 36.2132
Taxable Value x Millage Rate / 1,000 = Annual Property Tax
$70,000.00 x 36.2132 / 1,000.00 = $2,534.92 would be the annual taxes that on said property.



Michigan Property Taxes are due to the municipalities on a semi-annual basis of Summer
(due by 9-14-2009) and Winter (due by February 14th). The summer bill is the larger of the two payments because this is when the municipalities collect for the schools.

Historic stone building in Milford MI What will be in its future now?

The beautiful historic stone building, formerly St. Mary's Church located at 219 Commerce Rd. in Milford MI within the village's office district and abutting residential areas had a new plan for its future. All was looking bright for this historic building and its new owner as it was on its way to becoming Milford's newest "Cultural Arts Center". The building has been feeling the love by receiving an elaborate renovation of more than $200,000.00 only to now be given a red light by The Village Council.

Many residents abutting this building were very concerned about the village allowing this type of business to enter this area without enough regulations in place prior. A few of their concerns consisted of the late night activities, increasing noise and traffic. Fearing this would merely be the start of more late night hours of operation for more like business to come.

As many local residents are happy with this recent decision, what lays ahead for this beautiful historic landmark within our village?

Never Leave Your Vacant Car Running!

Let's not give anyone the opportunity to corrupt our community verbally or physically.

I was just reading about a man that left his car running while going into a Milford Michigan Gas station and coming out to discover it was gone.

Let's think about this! If some folks strip houses to try and make a buck, why would they not think about a running vacant vehicle?

That is like putting a dog biscuit in front of the dog and saying "leave it" or not better yet, not saying anything at all.

Seems that locks are there pretty much to keep the honest person honest but let's not make things so easy on the not so honest ones.

Let us all try to be more careful ourselves and watch out for others. Media covering stories such as this reflects negatively on the Milford Real Estate Industry and Huron Valley School District as well.

This is merely my humble opinion and I eagerly wait for your opinions as well!

Milford MI New Soliciting License Debate

What and how are they looking to accomplish?

Officials for The Township of Milford MI are currently reviewing the ordinance language that governs solicitation. It is stated that at a recent Board of Trustees meeting, Trustee Dale Wiltse proposed a new ordinance for Milford MI that requires any street vendor, solicitor, peddler, transient merchant, or charitable solicitor to purchase a license from The Village of Milford MI and that this ordinance is merely for safety and not revenue purposes

When I am out meeting and speaking with others, I where my identification tags so they are very visible to those I am speaking with and always begin by introducing myself and the company I represent.

I speak for everyone within my household and family by stating

"I like to be absolutely positive that the person standing in front of me is who they say they are and are representing the stated company/organization as well". I feel that this ordinance is an expense to all of us Milford MI residents.

Let's break it down... The municipality will have to pay someone to generate and track these licenses.

How much does the Village of Milford Clerk get paid hourly to issue and track each license? vs. How much will a license cost?

Does this Village of Milford Clerk have this extra time available that it will require for such an added responsibility?
Or,
Will Milford MI have to hire (pay/employ) another person?

Do we really think that by making honest ones register (put their personal information on an index card) it will keep the dishonest ones away?

Another Wonderful Event! It is hard to believe that this has been held on Main Street for 25 years in a row.

I (Wendy Valko) personally, want to say "Thank You" to all the volunteers that made this event possible. I myself have been event coordinator for many years past and know that the preparation for the upcoming year's event begins immediately after the award ceremony and consists of many hours of time. Without each and every one of you, such an event would not be possible.

Beautiful Automobiles began lining up on Liberty St. at aprox. 5:30 am. Owners (participants) eagerly waiting their green light to enter onto Main Street and for guidance to their parking areas for display and for the socializing to begin. The pride that is demonstrated here along with the stories that are shared by all this day within my hometown of Milford MI is priceless.

The weather was very cooperative and the sunshine beamed down graciously to magnify the colors and artwork that cover these automotive bodies.

I have lived here all my life and have watched it change and grow over the years. I am still proud to say that I live in such a wonderful place known as Milford Michigan.
