There is a 7.75 percent sales tax on purchases and a 9 percent tax on hotel rooms in Las Vegas.

Property tax is calcuated at assessed value (equates to 35% of the taxable value) multiply by the tax ratio (~0.328). This is approximately 1% of the value of the home.

Below are four communities in different parts of Las Vegas. Each offers a unique style of living. Please read on for more details.

Summerlin (W) Las Vegas is home to more than 93,000 residents who live in more than 37,600 homes, townhouses, condominiums and apartments. Nearly 22,000 people work in Summerlin's business parks, retail centers, schools and medical centers. Summerlin, Nevada community still has more than 7,500 of its 22,500 acres left to develop with completion scheduled for 2020. Of the 30 villages Summerlin Las Vegas will have at build-out, 11 are complete and eight are under active development. Summerlin homes are available in a variety of styles, from single-family homes, townhomes and condominiums. These Summerlin homes are priced from the high $100,000s to more than $2 million.

Mountains Edge (SW) is one of the leading Las Vegas master-planned communities in the southwest Las Vegas .The 3,500-acre real estate in Mountains Edge ranked No. 1 in home sales in the Nevada and third in the country for master-planned communities in 2005. There has been 2,473 gross sales of Mountains Edge homes. Mountains Edge Las Vegas master-planned community is developing its 80-acre Exploration Park. Featured in this park is a Western Theme Park. Focus Property Group is also adding the finishing touches on an Old West Village. The parks of Mountain's Edge real estate are connected through a series of sidewalks and paseos that weave through the development, connecting neighborhoods and residents with recreational opportunities. Mountain's Edge at final completion will feature four elementary schools, two middle schools and a high school. The community in Las Vegas will have shopping centers, a fire station, commercial office space and restaurants.

Providence (NW) is a 1,200-acre master-planned community in the northwestern valley. The community, located at the Interstate 215, Las Vegas Beltway and Hualapai Way, follows an "American Traditions" theme, with its tree-lined boulevards and parks. Upon buildout, the master plan allows for 33 acres of parks and 10 miles of trails systems, 63 acres for schools consisting of two elementary schools and one middle school, in addition to the existing Centennial High School.

Henderson (SE) is a city seven miles southeast of Las Vegas. Henderson is now one of the places to play in Southern Nevada. With a variety of arts and events hosted at the Henderson Events Plaza and Amphitheater located in the Water Street District or the Henderson Pavilion, residents and visitors have a myriad of choices to occupy their play time. Henderson is the location for 29 elementary schools, nine middle schools, and nine high schools. Five of the nine high schools are public schools.

10) January is typically the best time of the year to buy decorating items or home improvement items as the retail industry doesn't want a huse slump after the boomo in holiday shopping.

11) If you have kids they can transfer to their new schools at the start of the new semester and avoid 'getting behind'.
