Here are statistics from the September home sales in Arlington, Va as reported through the multiple listing systems (for sale by owner and other transactions not noted in the MLS will not show up in these reports).

I don't think there were any real suprises here. As home prices have crept up (both median and Average) we have seen a corresponding downturn in total closed sales and an increase in the days on market. If you were going to try to understand what is happening here you could speculate that as the market improves ever so slowly sellers are getting more feisty about holding the line on prices and buyers are staying stubborn about not buying homes priced over last years comps. I don't have statistics yet but I've had a sense in October that more buyers and sellers are reaching concensus. Sellers want to sell and buyers are deciding if they really want "that" house they will need to pay a little more then they would have a year or two ago. And, with the lower interest rates, their monthly costs may even be less.

Here in Arlington, Va we survived hurricane Irene largely unscathed. That is not to make light of the many power outages in Prince Georges or the homes that were crushed by fallen trees. We also experienced several deaths outside our immediate area related to the storms.
Overall in my area it was not as bad as it could of been. I lost cable/internet for about 12 hours, neighbors lost tree limbs but I did not see any down trees in the immediate area. Folks said their Verizon service was mostly intact. All in all, not too much excitement here, which is a good thing. None the less, it is Washington where we like to panic and prepare. Here's a photo of the local Safeway right after the rains started falling....how much toilet paper, bread and milk can you use folks.? :-)

On the other hand.....I see no reason to be totally unprepared to hunker down and wait out the storm. Here's my cart.

Ok, we're not a rural county. No sheep shearing and no first prize for the best cow but we've got plenty going on here including the awful and awfully good funnel cakes, deep fried oreos (who knew), rides and vendors. Here's a few photos from the annual event which took place last weekend.

Once upon a time one of our local residents had a dying White Ash in his front yard. He says that his wife asked him to carve a mermaid out of the tree and preserve it and ...so he did. That was in 2004. The mermaid house happens to be on a busy street that traverses the northern part of Arlington, Va (Lee Hwy) and is actively used by commuters heading to and from DC. Many folks seem to think it's a hazard and distraction....not to mention downright lewd (she is a buxom being indeed). Others seem to think of it as art and an eclectic addition to the neighborhood.
Since it's right in my neighborhood it has become a landmark for me. I tell folks to take the first left after the mermaid. Almost everyone knows what I mean. She had been dressed for the holidays and even got married (to the turtle alongside her that you can't see in the photo.
Well, her days as a neighborhood landmark appear to be numbered. She is....gasp...up for sale. $3000.00 will take it. You just need to haul it away. Apparently the roots are getting weak and the owner is afraid she will topple. The owner says a local restaurant is interested. Folks in my cul-de-sac seem to think it might look good here.
