The Risks of Overpricing -

Pricing a home more than 3% over the market value could result in the following:

Buyers may choose not to view the home at all because they perceive there are better values in other lower priced "comparable" properties.

By pricing in a higher price range you eliminate potential buyers that otherwise might be able to afford the home if it were priced closer to the market value.

If a buyer is willing to pay more than market value (and this is not the norm) they may not be able to get financing because the property may not appraise.

While all of this is going on the home is "not on the market" and you loose valuable time. A home that stays on the market too long because it is priced too high gets stigmatized. This is why it's critical to price it right from the beginning and set the correct expectations of the seller.

You never get a second chance to make a good first impression.

Unfortunately, we never a get second chance at first impressions and neither will your house. Creating curb appeal is critical to getting potential buyers inside especially when buyers have so many choices. The first thing you should do is take a walk around the outside of the house and make a list as you go. Try looking at it through the eyes of a buyer. If you were shopping for a home would you want to look inside? Does this house scream "I'm Gorgeous Inside"?? Be objective! It's hard when it's your own home. If the outside of a house looks messy and unkempt, the assumption is that the inside is the same or even worse. There are a lot of low or no cost improvements that can be made simply by thinning out and shaping shrubbery, defining flower beds, planting a little seasonal color. Make sure to unclutter the yard just as you have uncluttered the house. Does the house need some touch up paint or power washing? Are the windows clean? The list can go on forever! The bottom line - - Don't let your house be ruled out on the drive by!

It's Sunday afternoon and Donuts are On Sale - But When They're Gone They're Gone!!

Many of you may remember when you had a Hometown Bakery and about 2 p.m. on Sunday afternoon all remaining baked goods would go on sale. It helped the owners clear out inventory and purchasers would take advantage of the lower prices. Usually if you didn't make your purchase by 4 p.m. all of the really good ones were gone.

That is the current Real Estate Market! And buyers need to get their shopping done early before all of the really good one's are gone. Just think about it; Prices are Great, Interest Rates are Great, and the Inventory is abundant. In this Shifting Market things change at a rapid pace and this opportunity will not last forever. For first time home buyers there is even more incentive as they have to close on their purchase by December 1st or lose their $8,000 tax credit.

So, like the Bakery, there is a limited time to purchase your Donuts and they are at a GREAT PRICE!

Supply Outweighs Demand, Higher Priced Homes are Slow to Sell as Market Improves.

An analysis of Spartanburg MLS Data for homes sold and active listings from March 1 thru May 31 shows a slight improvement over the previous 3 month period. The median home price improved by about 10% and days on market were lower by about 1 week. Still activity is considerably lower than the previous year.

However, supply still outweighs demand and higher priced homes are getting the worse end of the stick. Currently there are 3170 active residential listings. At the current 3 month rate of sales there is currently a 15 month supply of homes to choose from. It's a buyer's dream! A balanced market would have an absorption rate of about 6 months. Homes selling for under $200,000 accounted for 87% of all sales with an absorption rate of 10 months.

Higher priced homes accounted for only 13% of home sales. Absorption rates for these homes range from 18 months for the $200K to $300K homes. For homes $500K and up the wait to get your home sold could be longer depending on condition of the home and how it't positioned in the market.
