Home Sales in Orange County and Laguna Niguel California have been strong. Laguna Niguel home sales are up 40% year over year for the same period in January 2008. The median priced home in Laguna Niguel is at $520,000. That is 20.9% lower compared to the median home price for the same period in January of 2008. With low interest rates and new buyer tax credits coming it's a great time to invest in real estate.

Here's your chance to taste wines from the actual wine maker. One of my favoite places for wine tasting locally is "California Taste Fine Wine". There will be a barrel tasting tonight with wine maker Adam Carruth. The Laguna Niguel location is at: 28940 Golden Lantern, corner of Golden Lantern and Moulton. This event starts at 6pm.
For beer lovers, Saturday at 4pm, they are having a special beer tasting also at the Laguna Niguel location. Great micro brews and some home brews as well. for information, call Ken Spears the owner at 949-218-9974 for more information. They also have a great location in Laguna Beach.
This is a great way to do something fun locally especially if you enjoy tasting different wines or beers. Please always remember to drink and drive responsibly. Since it's local the best way is to have someone drop you off and pick you up when your done having a great time.

A Grubb and Ellis Co. Outlook ranked Orange County's office market at the best out of 60 U.S. office markets to invest in.
But Orange County continues to suffer from the 2007 subprime mortgage meltdown that caused a host of locally based lenders to shut down or move, increasing office vacancies just as an office building boom was winding down.
"Rents went up dramatically, and they're coming down dramatically," said Kurt Strasmann, Grubb's regional managing director in Orange County.
The Grubb outlook for Orange County states:
"The Orange County market will take at least 18 months before it starts to show signs of a meaningful and lasting turnaround characterized by positive net absorption.
"The local real estate industry's perception is that the Orange County office market is near the bottom and is not likely to get worse in the near future. However, it will take some time for tenants to gain confidence in the economy and begin to occupy additional space to the point where prices will increase and excess space will be absorbed."
The report states that with jobs shrinking, government and health will be among the few sectors needing additional office space. Hence, Washington, D.C., was ranked as the nation's top market for office investors.

Stats from the 22 business days ended Oct. 21 shows that shoppers bought 2,693 Orange County homes. That is 56.3% above the year ago period that was ravaged by a credit crunch that just was hitting home loans. 29 of 83 Orange County ZIP codes - roughly 1-in-3 - saw sales volume double or more in this period vs. a year ago.
Best? Santa Ana's 92703, up 575%! Oh, by the way it took pricing 53.3% below a year ago to get that sales pop. O.C. median selling price of $417,500. That is down 26.6% vs. a year ago and 35% below June 2007's peak of $645,000. Ouch, a loss of $227,500!
The last time the median was lower? June 2003 - when the Fed stopped its 1% money policy of the early part of this decade. (By the way: Fed's back at 1% now!)
