Fountain Valley could be the first in the county to begin a program to buy bank-owned homes and sell them as affordable housing. The Fountain Valley Community Development Agency recently gave unanimous approval for a policy that would allow the city to negotiate with lenders to purchase lender-owned homes and sell them as affordable housing.
In July, President Bush signed legislation to allow local cities to start similar programs funded by a portion of $4 billion in federal funds. The move by the city is geared toward reducing the number of vacant properties caused by the recent spate of foreclosures and to provide housing for low-income households.
In its second quarter, Fountain Valley has 32 foreclosures with the median price for a bank-owned home at $567,500, according to a Dataquick report. The median price range for a home in Fountain Valley this June was $620,000. But Fountain Valley isn't the only city with numerous foreclosures, Santa Ana had 171 foreclosures during the same period.

Laguna Niguel Home Sales increased in August for the 22 buisness days ending August 26th 2008. There were 72 home sales in Laguna Niguel, which was an increase of 2.9 percent over the previous year. Due to an increase of first time buyers, foreclosures and a decrease in home prices, the median home price dropped 34.6 percent from August 2007. The median home price is equal to half of the homes sold in Laguna Niguel being above the median price and half of the home sales being below.

The buying trend continues with Orange County home buying statistics up 10% in Early August. According to Data Quick information systems, the latest home selling statistics in Orange County shows that home buying is up 10.4% versus a year ago. Sales totaled 2,718 for the 22 business days ended August 6th. These sales gains follow a July that marked the first time since September 2005 that the home sales exceeded the year-ago pace.

One of the great annual events in San Juan Capistrano is taking place this weekend. It's the Rancho Mission Viejo Rodeo in San Juan Capistrano this Saturday and Sunday, August 23rd and 24th. This brings back the tradition of cowboys and the ranch lands of Orange County.
The event will include the nation's top 30 cowboys competing in roping, riding and wrestling of steer. This group of cowboys includes several world champions. The winning prizes offered will be larger than any other two-day rodeo in the country.
Where: The Rancho Mission Viejo Rodeo Grounds, corner of Ortega Hwy and Antonio Pkwy in San Juan.

Tickets: Adults $20, Children (ages 4-12) $10, ages under 3 are free. Part of the proceeds will go to charity.
