In today's OC economy, even the toll roads are facing a downturn in business. With the slow economy and rising gas prices the traffic on the toll roads has been decreasing. The San Joaquin Toll way has taken a 2% loss from last year. This is their second year in a row reporting losses. The 91 Express Lanes shows a 6% loss and the Foothill/Eastern Toll way is down 3%.
My feeling is that if they didn't continue to raise the toll price people might be able to see the bonus of actually taking the toll roads.

In Orange County, it is reported that all home sales in the first quarter of 2008 calculate that SFRs are down 3.9% from the last quarter in 2007 and down 17.2 from last year. Condo sales are down 4.0% and down 17.5% from last year.
In Laguna Niguel home values have decreased by 13.1% in the year over year change.

DataQuick's latest figures on OC's housing market show that 10 of the 83 ZIP codes have increased home sales and 13 ZIP codes have price increases.
For the 22 business days ending April 22, sales for all types of Orange County home sales decreased 31.1 percent. The median sales price decreased 19.2 percent. The median is where half the homes sold for more and half for less. Types of homes selling, as well as home value changes, cause the median to change.

Los Angeles/Orange County home prices fell 19.4 percent in the year that ended in February, the largest year-over-year decline in 21 years and the fourth consecutive month of record declines according to S&P/Case-Shiller indexes.
February marked the 13th consecutive month the S&P/ Case-Shiller indexes found a year-over-year drop in local home values. February's price was down 21.6 percent from the peak price reached in September 2006. During the housing slump of the 1990s, prices declined 27 percent from the peak to the bottom.
S&P/Case Shiller's nationwide composite index for February for 20 major metropolitan areas saw prices down 12.7 percent. The U.S. index now sits 14.8 percent below its July 2006 peak.
"There is no sign of a bottom in the numbers," says David M. Blitzer, chairman of the Index Committee at Standard & Poor's. "Prices of single-family homes continue to drop across the nation. All 20 metro areas were in the red for the February-over-January reading. In addition, 19 of the 20 MSAs are still reporting negative annual returns."
S&P/Case-Shiller uses "paired sales" to measure changes in home values, tracking gains or losses on individual homes sold in a period.

Oh how OC has fallen from the mighty we once were. We are dead last in the jobs game. Orange County had the largest decline, 19,100 in positions last year. That was the biggest decline of the 328 largest counties in the U.S, tracked by Bureau of labor Statistics.
This is a shocking reality for a county that not to long ago -second quarter of 2004- that topped the same list as the national champ for job creation. In 2004 homes were appredciating 30%, Ameriquest had the cash and marketing to slap their name on a major league baseball park in Texas, and "The O.C." was one of the hottest shows. Oh how far we have fallen!!
