I couldn't agree more with the tag line for this blog. If a buyer is careful and patient they can scoop up an amazing deal. I think patient is the key word. I get several emails and calls a week from potential buyers that are looking for second homes/condos in Naples, permanent residences in Naples and investment properties in Naples... and they all say "Can you find us a great deal?".

The answer I give them is yes... but you have to be patient and willing to act fast if I locate one. The good deals, and I mean the GOOD DEALS, don't stay on the market very long. It appears that the only properties that are moving are the ones that are the least expensive in each subdivision or area. if you're not priced in this bottom tear - you're just going to sit on the market and help the homes that are priced right sell.

I'll give you a quick example. I found a home last week that is controlled by the bank. Here are the details:

  • 5 Bedroom / 5 bathroom
  • 2500+ sqft living area
  • Built 2005
  • Concrete Block Construction
  • 2 car garage
  • South Napes location minutes from the beach and downtown
  • Priced at ....... $125,000!!!!!

As you can imagine, it went under contract immediately. Buyers have to act fast when a deal like this is put in front of them because a dozen potential buyers are right behind them.

Naples Home Prices

Are you sick about hearing that price is the only thing that matters? Well ... get used to it and get realistic if you truly want to sell in this market. I'll tell you what's not working is gimmicks. I see agents and sellers over and over again try to offer everything they can throw at the buyers and buyer's agents. Things like cars, boats, furniture, golf memberships, commission bonuses to the buyers agents and the list goes on and on. I see these homes expire off the market day in and day out while other homes the same subdivision sell right away. I've always built a solidreal estate business picking up these listings once they expire from other agents. I don't think we'll see a shortage of these homes coming off the market any time soon. I'm see about 40-75 properties expire off the market every day. Can you guess what the common theme is with the homes that are selling  --- They are priced right.

We are seeing a tremendous surge in the Naples, BonitaSprings, Estero, and Fort Myers real estate market. Buyers are looking for the deals in the various markets and subdivisions throughout Lee and Collier County. These deals are going fast. Analysts have stressed that we won't see a surge until the bottom has been met. Hopefully we're on our way back. Things are fickle right now so this could change at a moments notice. The majority of the homes that are selling today are the ones that are priced near the values we saw in 2003 and early 2004.

The message I'm truly trying to convey is the buyers haven't disappeared.  They are just getting smarter and more cautious when buying in Southwest Florida. They also have the ability to do a ton of research on their own through the Internet. We aren't the information gatekeepers anymore. We have to look at ourselves as agents as the area experts, marketing specialists and master negotiators

 

Hurrican Fay Looking to Pay SW Florida a Visit

I called it Hurricane Fay in the title of this blog because she will soon turn from a Tropical Storm into a Hurricane by Tuesday. If the storm remains its predicted strength and heading we should be feeling the effects by Monday night (tonight). let's hope her strength doesn't build.

So... why is a real estate blog talking about a weather system? These storms have a serious impact on our local economy and real estate market. I was in my waterfront home near Fort Myers beach when Hurricane Charlie hit. This storm looks very similar. When Charlie hit in September 2004 my wife Jennifer was almost six months pregnant and we had our 2 year old to look after. Everyone seemed to be in a relaxed mood since the storm was predicted to go to the north of us and was only predicted to be a Category 1 storm. As most of us locals know ... this changed at a moments notice. The storm jumped from a category one to a 4 immediately and took a 90 degree turn into Lee & Charlotte County.

The damage we received to our property was minor and the only significant damage we had was some missing roof shingles and our landscapping was trashed. It did scare tha crap out of us though.

The message I'm trying to convey is be prepared and don't panic. If this storm does hit us with a direct hit similar to Charlie we will see a temporary hiccup in our real estate market. It was amazing how fast the market rebounded after Charlie. I know ... I know ... the real estate market was very different in 2004. Within 3 weeks after Charlie it was hard to tell in most areas that a category four hurricane paid us a visit. There were some areas that received catastrophic damage(close to the eye wall - Captiva, North Captiva and Port Charlotte). These areas took quite a while to clean up and repair all the damages.

I had a house that I sold on Captiva directly on the Gulf that was supposed to close the following Monday after Hurricane Charlie. Needless to say it didn't close right away. The sale did eventually go through. Captiva today is as beautifully as it ever was. It's still missing some/most of the tall Australian Pines along Sancap Road but remains to be one of the most pristine retreats in the world.
