San Antonio Real Estate ~ Wow, You Bought a House! What's Next?

San Antonio Bilingual RealtorOK, so you've looked at homes throughout San Antonio. You've looked and looked and looked... :-O You've narrowed it down, assessed the property, negotiated an offer for purchase, and now you are wondering... what do I do next?

First, we must have an executed contract that has signatures from both the Buyer and the Seller and the effective date of the contract. The contract and your Earnest Money check will been sent to the title company and will be cashed and placed into escrow. The amount of the earnest money check will be credited to you at closing.

Part 1: The Option Period

In Texas, buyers can purchase an "option period". An option period provides the buyer with the unrestricted right to terminate the contract within a specified period of time. The duration of the option period and option fee are negotiable and the fee must be paid in advance. Buyers must strictly comply with the time period specified on the contract under the option.

I recommend that buyers conduct all of their due diligence during the option period.

  • Option Check will be given to the seller and can be cashed immediately. If you choose to move forward with the purchase of the property past the specified option period, this money will be credited to you at closing.
  • Contact your mortgage company and arrange a meeting with your loan officer.
  • Schedule inspections ~ general real estate inspection & termite inspection.
  • Contact several insurance companies to obtain a quote. When shopping for insurance, remember to use the same deductibles, values, and coverage for every quote. That way, you can make sure that you are comparing apples to apples.

San Antonio Real EstateOnce the inspections are completed, you will review the Home Inspection and Termite Report. At this time we can submit an "Amendment to the Contract". In the amendment, we can include items that you are requesting the seller to repair/replace prior to closing. Keep in mind that the seller is not contractually obligated to complete any repairs. Repairs are negotiated items. We must have the repairs negotiated and the amendment signed on or before the last day of your option period. If repairs have not been negotiated by this time, you will lose your unrestricted right to terminate the contract without being in "default". The purchase may go forward without any repairs required from the seller that are not included in the initial offer.

Please note that if you choose to cancel the contract during the specified "option period" your option fee will be forfeited by the seller and your earnest money will be refunded.

12th annual Susan G. Komen San Antonio Race for the CureJoin us on Saturday, April 4th for the 12th Annual Susan G. Komen San Antonio Race for the Cure!

It's not too late to register. On site registration starts on Tuesday, March 31st through Thursday April 2nd from 10 a.m. to 8 p.m. at the Alamo Quarry Market. Look for the big pink banner! On Friday, April 3rd, registration will be at the parking lot C of the Alamodome from 10 a.m. to 6 p.m.

Although participants are strongly encouraged to register before Race day, on April 4th there will be registration at the lot C parking lot of the Alamodome from 6:00 a.m. to 7:30 a.m.

The race will take place on the streets of downtown San Antonio and over 30,000 participants are expected to participate in the 5K walk. Due to the large number of participants, parking will be limited and participants are encouraged to arrive early or use the Via Park and Ride services at Crossroads Mall and Blossom Athletic Center.

I am excited to say that this is the first year that my daughters and I will participate. We haven't decided if we are going to do the 5K non-competitive walk, or the 1K family fun run. I am being optimistic and think we're doing the 5K walk. Hope to see you there!

This site is part of a joint campaign aimed at educating the San Antonio consumer about sales price disclosure and the San Antonio/Texas real estate community's opinion on this issue. This website is a work in progress and will continue to be updated.

Boerne ~ Lost and Found Pet Resources

On Saturday evening, while enjoying breakfast for dinner with my family, I ran across a postcard advertising a Boerne lost/found pet website. I went home to check it out and was pleased about what I saw.

BoernePets.com is the result of a joint collaboration between the Boerne Animal Shelter and the Hill Country Animal Defense League.

You can upload your lost pet fliers or your found pet fliers onto boernepets.com & view a complete database of lost pets, including all those in the Boerne Shelter/Pound.
