Government Lending Tip of the Week

logoA non-resident alien is defined as a visitor who is granted a temporary right to live in the United States (usually three or more months), but who may not work while in the United States and who may not remain on a permanent basis. The individual is not seeking immigration status with the United States.

Non-resident aliens are not eligible for FHA lending as they are unable to meet HUD's requirements for a FHA applicant that requires the subject property to be the applicant's primary residence, requires the applicant to have a valid Social Security number (SSN) and requires the applicant to be eligible to work in the United States as evidenced by an Employment Authorization Document (EAD) issued by the Bureau of Citizenship and Immigration Services (BCIS).

Thinking About Selling Your Home? Don't Forget About The Home Protection Plan.

When trying to sell your home, you want to make it stand out from the rest. A home protection plan can be one of the great marketing tools you can use to get your home noticed.

Potential buyers will feel more at ease making an offer on a property that includes a home protection plan, knowing that they will be protected from unexpected, covered home repairs. Most home protection plans cover the repair or replacement of many major systems and appliances in your home.

There are also many seller benefits from a home protection plan. Most companies offer listing coverage that can help sellers avoid putting money into repairing or replacing items that they have decided to sell. Let's not forget that a home protection plan can also help to reduce after-sale liability.

The purchase and sale of a home can be a stressful experience. A home protection plan can ease some of that stress and help make the real estate transaction proceed smoothly.

In community property states, a judgment in the name of a non-purchasing spouse will need to be paid off for the purchasing spouse to be eligible for the FHA mortgage. An exception may be made if the borrower has agreed with the creditor to make regular and timely payments on the judgment and documentation is provided that the payments have been made in accordance with the agreement.
