**Increasing Soon: FHA Up Front and Annual Mortgage Insurance**

Just announced by acting FHA Commissioner Carol Galante:

Effective with FHA case numbers assigned on or after April 1, 2012, the Upfront Mortgage Insurance Premium (UFMIP) will increase from 1.00% to 1.75%. Annual MIP, paid monthly, will also increase by 0.10 percent for loans under $625,500. Loan amounts greater than $625,500 will increase by 0.25 percent, effective June 1, 2012.

This change will consequently lower purchase prices. When a buyer's monthly cost goes up their max purchase price will go down.

Search for a house and enter into contract so you can get your FHA case number before April 1st.

If you wait it will cost you more to buy the same house!

There are opportunities to appeal rejections, but I've also heard horror stories fo payments jumping up. So only submit if you're way over!!! This has helped many people.

Broker co-op referral??

Client likes property and asks Zorik to see it, Zorik calls listing agent, they say -"we're developers, here's a generous referral fee, we'll do everything".

..."No you wont"... my client trusts me to represent them, I'm not a "house fetcher" or a taxi driver. I'm a negotiator, that's my strength. I will protect and provide resources to my client so they can make educated decisions.

My note: I don't have a problem with what the developers got going on, but you can't expect me to leave my client in their hands and walk off. I will read and review all things they send to my client to sign and I will be his resource for all decision making tools during the process.

To my client.. I'm right here with you. We'll be sure you get this and you're aware of everything that you getting involved in.

To other agents: PLEASE don't take the referral and walk away. We need to continuously prove the United States that we are worth what they're paying us. This is a place to gain some strong points with your clients, cause their referrals mean a lot to us too right? So let's make sure they are very happy months and years after closing.

Shine up your tiled surfaces for cheap before selling

I just read a great blog post by Jeremy K. Frost of Dripping Springs, Tx. about some great tips to shine up parts of your home and remembered these.

Many times I show homes in and around Los Angeles and they have dazzling tiled kitchen countertops. The cheap secret is regrouting. Regrout the tiles right over the old grout and see what the amazing white grout in between tiles can do for a room.

Another great tip; temporary solution on your ceiling water spots is spraying some bleach from a bottle onto the stain in the ceiling. Let sit for about a day and it will clear up. DO NOT try to hide roof leaks with this. You will be responsible for disclosing any leaks during a sale. This tip is only helpful for the holidays before having guests over.
