Amherst New Hampshire Homes for Sale - First-Time Buyer Affordable Homes
Visit Amherst, NH Real Estate - NH MLS - Find Homes For Sale
Buying a home may be the most important investment an individual or family makes in their lifetime. It is important to understand the process and to be aware of the industry professionals who can assist you. The two primary resources will be Realtors and mortgage lenders. You must understand how much you can afford and what your budget will allow. If you are a first-time home buyer, you may qualify for a tax credit ($8000 in 2009) and could be eligible for special financing programs. To take advantage of this program, you must close on the property you purchase by December 1, 2009.
Mortgage Financing - A Loan for Your Home
Most home buyers borrow the money to purchase property by obtaining a mortgage through a lender. The lender may be a bank, mortgage banker, credit union or a private investor. The most common types of loans are conventional and government insured (FHA and VA). USDA offers 100% financing in qualified communities. It is advisable to obtain a "credit approval" from a lender prior to actively looking at property so that you understand the price range you can afford.
The Real Estate Agent's Role in the Process
As a consumer in the New Hampshire home buying process, you have options for representation. As a New Hampshire home buyer, you may hire a buyer's agent or work through a facilitator. A buyer agent is a licensee who acts on behalf of a buyer or tenant in the purchase, exchange, rental, or lease of real estate. A facilitator is an individual licensee who assists one or more parties during all or a portion of a real estate transaction without being an agent or advocate for the interests of any party to such transaction.

A home inspection gives the buyer more detailed information about the overall condition of the home prior to purchase. In a home inspection, a qualified inspector takes an in-depth, unbiased look at your potential new home to advise you on the condition and necessary repairs.
Legal - Obtaining Title and Possession
As a buyer obtaining a mortgage, the lender will utilize a title attorney for the closing process. They will research the title, prepare the settlement statement, schedule the closing, record the documents and distribute the funds. Once the paperwork is signed and the seller receives his funds, they will give you the keys to your new home.

CONGRATULATIONS to The BLACK FOREST
The Black Forest, located in Amherst, New Hampshrie, was awarded the New Hampshire Magazine 2009 Best of New Hampshire Award for the Best Cookie and Best Desert Café!
Bruce and Martha Walters are the owners of the Black Forest. They have a unique philosophy... All foods are hand made from scratch on the premises every day using fresh, local, natural ingredients!

The Black Forest specializes comfort foods with a creative twist!
The Black Forest opened on November 25, 1988 at Salzberg Square in Amherst where it remained for 10 years. The Black Forest was an immediate favorite and the Waters found they needed more space and moved to the current location just off of Highway 101, and added a function room and take-out.
At The Black Forest, you will experience creative dishes and mouth-watering desserts that you won't find anywhere else! This is the result of the implementation of old-world techniques, using fresh local ingredients and not using anything which is mass produced.
As the seasons change in New Hampshire, the head chef, Bruce Walters, creates delicious recipes that will amaze you and delight your taste buds...
Bruce Walters trained at the finest culinary schools in the world - including Le Cordon Bleu in London and Ecole de Cuisine, La Varenne in Paris.
This is not the first award the Black Forest has received. Every year since 2002 the Black Forest has won the Best Cookie award from NH Magazine. It won the best cheesecake award and "Best Dessert Cafe" awards in 2007. The goal for 2010 is to win the best pie award!
I highly recommend the food and pastries at the Black Forest Café.
The Sunday brunch is my favorite.., I can smell the homemade rolls and fresh breakfast dishes!
When showing properties and taking a lunch break, I often stop in the adjoining "market" to get lunch to take out. The cases are filled with unique wraps, salads, soups, entrees, quiche, and other seasonal creations.
Of course, you can't leave without dessert. Try one of the award wining chocolate chip cookies ... or the seasonal fruit tart or slice of summer berry pie.
Experience the Black Forest .. " where the proof is in the product, and taste the difference!"
