You should not bypass having a Home Inspection

A first time home buyer will often resisit spending the money to have a Certified Professional Home Inspector look over the home they are buying. This is a very dangerous thing to do. You are running the risk of missing potentially dangerous defects or very expensive repairs in the home you are wanting to buy, for you and your family to live in. A professional home inspection thats going to only cost a few hundered dollars is not a extravagant expense, when you are considering one of the most expensive investments you and your family will ever make.

You need to learn as much about the home market in your area as you can!

When you are 100% ready to make an offer on the home you want to buy, you want to do some advance preparation. You want to gather jusy as much information as you can about the home, the neighborhood it's in, and about the seller of the home. This information will help you with negotiating the price of the home. It's especially helpful to you to find out why the seller is selling the home. Does the seller have to sale. Is he or she moving out of town, or maybe they have suffered some financial setback, or does the seller want to sale for other reasons. If you have gotten yourself a Buyers Agent, he or she can help you get that information for you. Depending on if the seller of the home and their listing Agent, wants you to know or not. Now if you are working with an Agent that is representing the seller, thinks only as a listing Agent, or is a dual Agent, he or she cannot reveal this information without the permission of the seller, most of the time they will not even ask for that permission to do so. It's really best for you to be working with a Buyers Agent when looking to buy a home.

First Time Homebuyers Across America, other market information to think about before you make a purchase offer.

Family Home

Look for information about other factors than just the selling price of homes comparable to the one you may want to buy. Take time to look at the other homes that have sold in the neighborhood you and your family are going to buy a home in. What kind of condition is the outside of the home in, what about the yard ?

What do you see

How do they compare

Does the home you and your family want to buy appear to be in better condition than the others ?

Look way beyond the size and number of rooms in the home. This information can make a big difference in just how much you are willing to offer the seller's. Offer to buy

Also think about any extras the home you are looking at may have. Does the home have an addition that may include a expanded kitchen may be another bathroom ?

Is there a pool or does it have an extra large garage ?

Is the landscaping a part of its charm to you and your family?

Expanded living space of a home can influence the final price. Be careful not to be talked in to overestimate cosmetic additions, such as a swimming pool or that beautiful yard. That swimming pool in the back yard may be a deciding factor for you and your family. Remember pools are a lot of hard work to keep up. The pool could also be a big disadvantage if and when you may try to sell the home later. Just because a pool cost $40,000 does not add $40,000 to the value of a home.

Determin how much you and your family can really spend ?

Real Estate Home Inspection

Part of your preliminary preparation of buying a home, you need to take a realistic look at your financial situation.

Financial

You may have moved into the home you and your family are looking at to buy emotionally. But are you really able to take on the financial requirements ?

We are buying a home

Set a realistic limit on how much you and your family are really prepared to spend on a home.

Mortgage

Do not allow your emotions to overrule your common sense. Be sure to stay within your means and be willing to turn away from a home if you cannot manage the financial responsibility comfortably. You do not want to regret your decision every time you write that mortgage payment check.
