Concord, NH Workshop tip: Clean Clothes Dryer Vents to Reduce Damage to the Environment

08-17-09
Webb Dickson
Webb Dickson: Environmental Services in Westford, MA

The topic of discussion was green ideas to save energy while reducing our impact on the atmosphere

Concord, NH - Several experts in various industries came together to speak at a workshop where participants exchanged green ideas to help the planet and reduce energy consumption.

Webb Dickson, owner of Dryer Vent Wizard, spoke about clothes dryers. "Of course the greenest of clothes dryers is the clothesline; however, this is not considered an option for people today. There are several things you can do to keep your clothes dryer operating efficiently. At the same time, you will be preventing a dryer fire."

Webb discussed proper dryer exhaust maintenance; "The number one green idea for clothes dryers is to clean dryer vents. Dryer vent cleaning removes lint build-up to allow proper airflow; this is the most important thing you can do to make your dryer operate efficiently."

A lot of green ideas were exchanged and all participants left with pages of notes and ideas for them to implement in their lives. To read more green ideas for the laundry room, visit http://dryerventcleaningconcordnh.blogspot.com/

The U.S. Consumer Product Safety Commission reported over 15,000 fires annually, resulting in deaths, injuries and expense. Fires can occur when lint builds up in the dryer or in the exhaust duct, blocking the flow of air and causing excessive heat build-up, eventually causing fires. Dryer Vent Wizard provides services to ensure your clothes dryer is operating safely and efficiently. Visit http://www.nhdryervent.com to learn more.

Concord New Hampshire Real Estate - Foreclosure Guide

Concord New Hampshire Foreclosed and Bank Owned Property

pictureWhen a homeowner defaults on his/her mortgage in New Hampshire, the lender will start the process of obtaining the right to sell that property at auction in order to satisfy the debt (balance owed on the mortgage).

Purchasing a home at a foreclosure auction has many risks to a potential buyer. There is commonly no opportunity to view the interior of the property, perform adequate inspections and in some cases, there are individuals still occupying the premises. Because of these risks, homes in Concord, NH are typically not sold at auction and the bank will instead take possession of the property. The property is then referred to as bank-owned, REO (real estate owned) or foreclosed property.

There are cases where a homeowner will attempt to sell their home before the bank starts the foreclosure process. The home owner is either already behind on their mortgage payments or will not be able to sell for a price that would cover the balance owed on their mortgage. This is referred to as a short-sale and requires the lender's approval. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. For a potential NH home buyer this can be a very frustrating process which in most cases does not have a successful outcome.

Bank-owned (REO)and short sale listings in Concord, NH are often marketed with a real estate agent and placed in the New Hampshire Multiple Listing Service (to ensure full market exposure). We will provide you with:

Diary Of A Seller~An Inside Perspective (III)

Joan Mirantz- Concord New Hampshire Realtor : Real Estate Agent in Concord, NH

Preface: It is hard to believe that it has only been about six weeks since my last entry in this Diary. It has seemed like eternity

diary

As a Realtor I have always found the home inspection to be the most dreaded part of the whole transaction. If something is to go wrong....that is where it will most likely be.

I was not overly concerned about our Home Inspection. I was reasonably sure there would be some minor issues, after all the house was built in '78, but we had just had the septic pumped that Spring and felt we had stayed on top of any repairs. The furnace had been cleaned and serviced, the roof was only about 10 years old and my husband had made pool repairs in the Summer.

As I sat chating with the Buyer's Agent the Buyer and his HI made the usual rounds...all seemed to be going fine. The septic company arrived for their inspection and after about a half hour the guy called us all outside.

The leach field was in failure. I was in total shock. We had had no indication, no sluggishness, no sponginess or gurgling.

The Buyers were very upset. Being on a septic system, to begin with, was a major concern. They had never had one before. The Buyers and their agent started talking about hooking up to the city system but I knew it didn't run down our street. As they left, their Agent said.....they'ed get back to us.

The next day we received our Addendum. The leach field was to be replaced and the electrical in the house and garage evaluated and brought up to code by a licensed electrician.

Up until this point I had been remarkably able to put on my "Realtor Hat" when needed. But all of that was about to change!

We were very anxious to sell....in fact it was imperitive that we did. We decided to swallow the cost of Septic and Electric, rather than risk them walking away.

The cost of replacing our system was $8,000. Because this occured over the holidays, for 6 days we couldn't do laundry and had to limit "flushing".It was loud and annoying, leach my yard was a mess and the poor dogs had to be walked on a leash.

Strangely enough...the incident that upset me the most...was when they left and pulled out the machine that had been parked outside my dining room window for a week, I saw what they had done to my Hydrangea that I planted 25 years ago. They had asked if they could "trim" it.

It broke my heart!
