Last week was our first vacation in almost two years. Weather was not great...but we made the best of it. We took the new toy hauler on it's maiden voyage.
Rain...that is ActiveRain...went with us.
We spent a couple nights in the Conway area of New Hampshire and then a couple nights in the Sebago Lake area of Maine. Both places had internet so I was able to play in the Rain...
The weather was pretty cold, but it did get warm enough on Friday to take the bike out to ride the Kancamagus Highway from Conway to Lincoln.

I couldn't ride through the White Mountain area without stopping in to say "hi" to fellow rain member,
Steve Loynd at Alpine Lakes Real Estate.
Steve gave us a great recommendation for lunch, The Gypsy Cafe...it was fabulous! If you are ever in Lincoln, stop in - you won't regret it.

Steve told us where we could find the "heart tree" that he recently shared on his blog, and I was able to get my own photo...

The maiden voyage went well...no major problems ( I did forget matches....who goes camping without matches? ) It was awesome getting away and being able to take the bike with us. I think we are going to enjoy the toy hauler and look forward to our next adventure.
While on our trip I not only checked in to ActiveRain daily,
I visited a fellow ActiveRain member,
and I got business answers I needed via email from another fellow member, Marianne Cherico.
The weather was only rainy one day...but we were in the RAIN the whole trip.

Conway NH Real Estate Report August 2010
We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market. In 2006, 216 homes sold with an average days on market of 104. In 2007, 24% less homes sold at 163 and days on market bumped up to 122. In 2008, with the recession in full bloom, we saw another 13% drop in homes sold to 142 and average days on market extended to 159.
With the Federal Home Buyer Tax Credit established in 2009 to prop up a sagging national market, a few more homes were sold at 154 and time on market fell back to 2006's level at 106 days.

In 2006, average sales price was $215,430 and edged up 1.6% to $218,947 in 2007. 2008 saw a 7.6% drop in value to $202,226 and another 8.5% plop to $185,009 in 2009.

In the last twelve months we have seen a 7.2% increase in homes sold at 166 and averae days on market extended to 125. Average sales price has perked up 7.8% to $199,463. While there is no question that the Federal Home Buyer Tax Credit had an effect on the market, the Tax Credit was an artificial component of the market and had it's un-natural results. As the market heads back to normalcy, we are seeing the activity rise and average sales prices going along for the ride. Compared to price levels of a few years ago, there is much upside potential for buyers who purchase today.
Buyers understand that the lowest interest rates in decades, reasonable home prices, and lots of inventory is pushing their purchase power to its peak. The market demand is strong and even though buyers are very careful (indicated by the average days on market), they know they have to act now to take advantage of today's interest rates.
Investment Strategy 101: buy low, sell high. Is now a good time to buy Conway NH real estate? You bet! That's good news for sellers, too.

When we moved to the Mt. Washington Valley, in the northern moutainous region of New Hampshire, we immediately felt right at home. Conway Lake- Conway, New Hampshire
The water is perfect!
The Mt. Washington Valley is comprised of many distinct towns surrounded by magnificent mountains which include the 780,000-acre White Mountain National Forest. This area was originally a 19th century summer destination for wealthy Bostonians who sought out the superb vistas, the picturesque Saco River and the ponds and lakes such as Conway Lake. Habitat to fish species such as salmon, smallmouth and brook trout, the lake also attracts swimming, boating and fishing enthusiasts. Here are more fun facts about Conway Lake courtesy of Wikipedia.
Conway Lake is a 1,299-acre water body located in Carroll County in eastern New Hampshire, in the United States. The lake is located in the towns of Conway and Eaton, just to the east of the White Mountains and is part of the Saco River watershed.
Conway Lake was formerly known as Walker's Pond. At the northern edge of the lake on Mill Street there is a park by that name that comprises the Conway Lake Dam and original mill site. The lake itself was once much smaller in size; the creation of a dam to build a grist mill enlarged the lake to its present size. In 1817 the Gazetteer of the State of New Hampshire said of Conway: "It contains 4 corn mills, 5 saw mills, 1 mill for dressing cloth, 2 carding machines, 3 distilleries, and 3 retail stores."
It was not until the coming of the train tracks in 1865 that the mills started to prosper. At that time logs were floated over Conway Lake for processing before being hauled off by freight car to Portsmouth and other places. Together with the nearby granite from Redstone, the mills on Mill Street were responsible for producing wood for several train stations in New England.
Through the years, Conway Lake has been a source for recreation, where fishermen and canoeists can go for a quiet paddle. The New Hampshire Fish and Game Department manages the lake for landlocked salmon; fishing licenses are required, and the lake waters are patrolled regularly. Lakeside residents and day visitors can swim on private and public beaches. Sailing and water skiing are prevalent in the summer months.
The legend of Ol' Pork Chop:
The lake is home to herons, loons, eagles, deer, snakes, stinkpot turtles, painted turtles and snapping turtles. According to older residents, there exists a very old and very large snapping turtle named Pork Chop, who is so-called because a summer resident claims to have fed the turtle pork chops each year. Stories of Ol' Pork Chop have been used successfully to coax children out of the water, but there have been no known snapping turtle attacks reported.
