The construction of the Federal Prison is to begin this spring in Berlin, NH. Estimates place the final product to be finished in 3-5 years. Berlin, NH already is home to a State of NH Prison facility. The State Prison and the Federal Prison will be in close proximity to each other. Both prisons actually are located north of the city limits and abutt our neighbor, Milan, NH. The Fedral Prison as well as the State Prison will not be seen from the road. The roads that the prisons are located are not main roads. I never notice the State Prison unless I'm traveling from the Milan area going south, the lights do light up the night time sky. Many of the contractors and construction workers are looking for homes and apartments to rent.

Berlin, NH is my home town. If you like the outdoors than Berlin is a great place to live. Minutes to skiing, access to snowmobile trails from many different locations, ATV trails & the up and coming 7,500 acre State of NH ATV park, access to miles of the Androscoggin River to fish, boat or sit by and relax the day away. Berlin is surrounded by mountains which are great for hiking, walking, viewing & so much more. The wildlife is abundant! Have you heard about the moose tours? Viewing wildlife in Berlin & the surrounding areas is commonplace. Living in Berlin you are only a short ride away from reaching your hunting, hiking, fishing & outdoor destination. I'm proud to be from Berlin, NH. Sure there are some cons of living in the area but I'm sure you can name a few cons about your home town too! After a bad day you can jump in your truck and be at your outdoor destination in a blink of an eye! I'll take that over a trip to a mall anytime!

As of this post there are 97 multi unit investment properties on the market in Berlin, NH. 97 Investment properties ranging from 2 units and up. Prices range from $29,900 to $325,000. Many of the lower priced properties are bank owned. The bank owned properties are vacant. A side note as far as tenants go: We have an in house property management company and one of our clients has 26 units through out the city. 25 units have tenants and there is only one vacancy. Rents range from $425 to $725. Berlin has a code of compliance that all multi unit properties will need to address. The two biggest issues are hard wired smoke detectors and two means of egress. These issues can be addressed prior to transfer of title or if agreed between buyer & seller after transfer of title. The city will have a time frame inwhich these issues must be addressed. TIP: If you have interest in investment property, location location location! A great location + clean apartments + management/owner who cares = SUCCESS!

My ActiveRain Success Story-my post got found...Hidden New Hampshire Talent

Almost a year ago I wrote about a short stay I enjoyed at the Mountain View Grand Hotel located in Whitefield New Hampshire. I had gone up there to teach a class for the local board of REALTORS and was thrilled to spend some time in this lovely old hotel.

I also enjoyed the indoor pool and the incredible pool art a local artist had created. I think by far it was the most enjoyable swim I have ever had. Like any blogger would do, I wrote an article on it and posted it on my Active rain blog for you all to enjoy.

Then nearly a year later I got a call...my post had been found!

Found by the hotel and the artist. How neat it was to get that call and it made me feel so good. The power of the Rain is truly awesome. The hotel wants to use my article!!! Giving me full credit of course and the artist...she wants to talk with me.

Hidden New Hampshire Talent

 Last week I was invited to teach an Agency class for the North Country Board of REALTORS. Because they are located about 3 hours away from me they put me up in a hotel the night before. It was a rainy foggy day as I arrived and the mist just enveloped the entire hotel...cradling it snugly! It was an awesome site to behold...lovely and serene and a bit spooky at the same time. I just wish my camera would have done it justice.

I stayed in the Mountain View Grand Hotel located in Whitefield New Hampshire, this is a very old unique grand hotel that still requires an assistant to operate the elevator. The craftsmanship and decor is just marvelous especially if you love old homes. This a truly clean and very quaint place to stay. I hope I get to go back there someday.

I can get lost in the romance of bygone eras...the image of the glorious ball room full of lovely ladies in ball gowns twirling about on the arms of dashing gentlemen was alive in my mind. Sadly I was alone...Jay stayed behind to pack up our motor home for a quick trip to Myrtle Beach South Carolina since we would be leaving as soon as I arrived home from my class the next day.

After prepping for my class I decided to go swim in the indoor pool. I was in for a treat...thankfully I had my little camera in my bag. While I wish I had the big wide angle camera with me I was so happy I just had a camera!

The  pool was incredible...my little 30 minute planned pool escape turned into well over an hour of pure enjoyment. The pool came alive with scenes of NH wild life...mountains and lakes all lovingly painted.

All the work of a local artist who painted the walls and ceilings of the indoor pool and then added many hidden images throughout it all.

The more I looked the more I saw! The murals all contained hidden images from a penguin to New Hampshire's fabled Old Man in The Mountain and was set up as a contest for local children to try and find the images.

Guess what Monika did??? I tried to find the images and had a blast doing so!

I was totally amazed by the talent of this artist that I started to take pictures to share with you all.

I don't know much about her but that she is a local woman named Caroline Belisle it took her 4 and 1/2 months to paint the mural and all the scenes are those that she actually saw and enjoyed in her beloved NH. She has 34 hidden images and she wrote in a note on the wall that her heart and soul is in this Mural. I believe it!

Thank You Caroline for making this flat landers visit to the great north woods so special.

I took too many photos to post so I created a little tour for you all to enjoy.
