How much should you deduct from an asking price when making an offer?

As the Real Estate market heats up, the amount of homes currently Listed is decling sharply. Here in NH, some markets have 30% less homes on the market. When that is added with the increase in sales which are up 10% 18% in some NH markets you get an increase in the amount of offers. One of a Buyers first questions is "How much should you deduct from an asking price when making an offer?"

BUYING A HOME: There are several steps when buying a home. Each has a time frame, some which is warranted and some which is not warranted if you are being neglected by your agent or loan officer.

1. PRE-QUAILIFICATION: The FIRST STEP is choosing a local and trusted loan officer who can pre-quailify you at no cost,. Stay away from internet lenders. You can avoid delays by having an actual person to assist you through the loan process.

2. CHOOSING A BUYER BROKER: Your second step should be to hire a Buyer Broker. You should not just sign with the first agent you talk to. Make sure they are a Full time agent whose sole job is to work with clients to buy homes. That they are a Full service agent who will guide you through each step of the buying process. Discount brokers often equal discount services. They should also be a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. Lastly make sure they are a well experienced Listing Agent in your area who can give you the advantages you need when buying a home.

3. PURCHASE AND SALES AGREEMENTS: Before there can be a sale there has to be an offer. Making an offer can be easy or can be made much more difficult if not done correctly.

a. BUYERS OFFERS: . Buyers and their agents simply need to make better offers. By doing so they can cut the time of negotiations and waiting and increase their opportunity to get their offers approved. By simply basing offers on what a home is worth in todays market, limiting continginices, including a pre-quailificiation letter you can increase your chances. b. WHAT TO OFFER: Buyers and their agents should NOT be basing offers on asking prices. You do not know if that List price is at market value, if it is already priced way below or priced way above market value.

4. WHAT TYPE OF SALE IS IT: What to offer and how to make that offer will be different depending on what type of Sale it is.

a. SHORT SALES: One of the most frustrating things anyone has to deal with is a Short Sale. It does not have to be that way though. Some of my best sales have been Short Sales. The key fact is they only go as well as the Listing Agent is experienced in Listing, negotiating and closing them. The Listing agent HAS to make sure they conduct a title search, know how many liens there are and do not under price the property. It should be priced at or just below market value. Underpriced short sales are often doomed before they start,

b. BANK OWNED PROPERTY: With Bank owned property there are many variables that affect how well the sale will go and the amount of time it will take. Virtually all delays start and stop with the Listing Agent. The Listing agent shoud be "hands on", they should know the policies of the bank they are working with, they should have a good relationship with the asset manager to know what they want and what they do not, there should be great communication and the agent should know the time lines for submitting offers and waiting for answers and or signatures. A Buyer and their agnet should ask these questions and become familiiar with the guidelines on placing an offer BEFORE writing it.

IN CONCLUSION: The key in getting your offer accepted is by making the BEST OFFER you can. The day of LOW BALLING is near an end in a lot of markets. Follow the guidelines the seller sets for making an offers, include your pre-qualification and do your reserach on value. This will give you a better chance at getting your offer accepted.

How do you get the BEST DEALS in Real Estate in this Market?

One of the most common questions these days is "How do you get the BEST Deals in Real Estate in this market? With the amount of currently listed homes declining here in NH and the amount of Buyers increasing, there is a competition to the Best deal. The answer will be different for each buyer depending on if they are Owner Occupied or Buying as an investor. What consititutes "The BEST" may not be the same for each Buyer. Most Investors will not tell you their secrets because they do not want competition. Most agents will not tell you their secrets becuase they want to keep their Listing Sources to themselves.

1. RETAIL PRICING VS WHOLESALE PRCING: The first thing to note is "How is the property priced". You will hear investors state that is "priced at retail". What is retail? Simply put a Retail Price is "Market Value". Retail value in today's market can still be a great price. For an Investor, they want to buy at a price lower than market value, often called "Wholesale" Value, some call it "Fire Sales" or the "30 day Price" of a "Cash Price".

2. HOW DO YOU DETERMINE IF A PROPERTY IS PRICED AT RETAIL OR WHOLESALE? A buyer needs to assess what the property is worth in todays market and deduct for repairs. This task can easily be completed by a well expereinced Buyer Broker.

3. ARE THESE DEALS IN MLS? Most homes are om MLS. Timing is everything. You need to see the property when it hits the market. Bank Owned Homes these days are priced to sell. Often they are priced below market value to spur mulyiple offer at or above asking price.

4. WHAT IS THE SECRET TO GETTING THE BEST DEAL?: The secret is being READY, WILLING and ABLE to purchase a home when it hits the market.

a. Get Pre-quailified: Every Buyer should be pre-quailifed before they look at houses with a LOCAL and TRUSTED Loan Officer. Take teh extra step and submit your bank statements, pay stubs and tax returns to become pre-approved. In most cases you can not submit an offer without this.

b. Do your homework: Most leading listing agents of Bank Owned Homes have these listing 1-3 months before they hit the market, A good listing agent pre-markets the home while it is being cleaned and priced. You can view the home, inspect it, research it and be ready when it does hit the market to make the best possible offer.

c, Do not hesitate: Most new homes are priced to sell are selling within 7 days, a lot of my listings are flooded with offers the first day. You may not have time to "Low Ball". You may need to make your best offer up front if there is a lot of interest.

5. AUCTIONS; Auctions are often for the true professionals. Most auctions will not accept contingincies such as mortgage or inspection. You may be responsible for any back taxes, 2nd mortgages ir back OA fees so do you homework.

IN CONCLUSION: Buying a home in this market whether an investor or Owner occupant should follow a similar path. For Owner Occupants know what type of mortgage you are getting and if theh ouse meets those specifications. Investors know the BEST deals are homes that need the most work. Paint and carpets is most commonly needed in every Bank Owned Home. Although these 2 types of repairs are the least expensive they scare the most buyers away as some buyers can not see past what is in front of them. To get the Best deal you need to communicate with the leading Listing agents or have your buyer broker do so. Be ready, willing and able and the deals could be yours.

The Manchester Girls Softball League has been providing recreational Softball for girls in Manchester Nh and the surronding communities since 1974. MGSL currently has more than 200 girls playing fast pitch softball under the babe ruth Charter. The league is divided into four divisions: Mites, Minors, Juniors and Seniors. We currently have 20 teams. The league teaches the fundamentals of Softball in a fun family environment.

All games are played at the Padden Field complex located off of Bridge Street Extension.Our complex is one of the best in the City with two lighted softball fields, outfield fences, dugouts, scoreboards and the best concession stand in Manchester
