Durham NH Real Estate Market Activity August 2010
We are looking at homes sold data for the last four years verses the last twelve months to determine where the market is headed. In 2006, 75 homes were sold and averaged 98 days on market. 2007 saw an increase to 82 homes sold but the days on market jumped up to 121. With the recession fully entrenched in 2008, homes sold slid back to 72 yet days on market fell to 101. The Federa Home Buyer Tax Credit was established in 2009 to prop up a sagging market but only 59 homes sold with an average of 98 days on market.

Over the same period, we see homes selling at the top of the market in 2006 at average sales price of $376,533. 2007 brought a 6% decrease in the sales price at $354,618 when the number of homes sold was at its peak. Average sales price dropped another 13% to $309,309 in 2008. Contrastingly, 2009 saw an appreciation of 6.5% at $329,168 when the number of homes sold was at its lowest. Within the last 12 months, 83 homes have sold with a time on the market of 114 days and the average sales price has gained another 4% to $342,084.

Durham NH Real Estate Trend
The average sales price was at its lowest 2 years ago and could be said to have held the bottom of the market. Prices are stabilized and appreciating since then even though the rate is rather subtle. This is a good thing when compared to what a normal market should be. There is no doubt that the expired Federal Home Buyer Tax Credit did its best to prop up a falling market. The Tax Credit was a temporary and artificial component of the real estate market and now the markets are free again to ebb and flow naturally. Looking at the number of homes sold as of recent, gives us an indication that the market has aproached some normalcy and demand looks good. With average sales prices holding pretty steady, the Durham NH real estate market is out performing the state average. Buyers understand that with low interest rates, reasonably priced homes, and lots of inventory, their purchase power is at its peak.
