Fremont NH Real Estate Market Activity Report August 2010
We are taking a look at homes sold data for the last four years verses the last twelve months to determine where the market is headed. In 2006, 76 homes were sold with an average days on market of 120. 23% less homes sold in 2007 at 58 units and days on market was fairly steady at 124. With the recession firmly entrenched, 2008 saw another decline of 24% in the number sold to 44 yet homes were selling faster with only 116 days on market. With the Federal Home Buyer Tax Credit established to help prop up a sagging market, 2009 saw more homes sold by 20% to 53 and these homes spent even less time on the market at 99 days.


Fremont NH Real Estate Average Sales Price
2006's average sales price came in at $284,774 while in 2007 average price bumped up 2.5% to $291,851. The recession has taken its toll all around but the precipetous 21% plunge of 2008 had the average price at $229,439. As the Tax Credit tried to support the market, average sales price took another hit downward 5.5% to $216,682.

Fremont NH Real Estate Market Trend
In the last twelve months, we see the number of homes sold down 7.5% at 49 and the days on market holding steady at 100 while average price dipped 2% more to $212,422. There is no doubt the now expired Tax Credit had an effect on the market. Unfortunately, the Tax Credit was an artificial component of the market and had its un-natural results. Looking at the graph, we see average prices leveling off as the market approaches normalcy. Fremont NH Real Estate is poised for growth with a lot of upside potential for today's buyers to earn good equity fairly quickly when compared to price levels of 2007.
Buyers understand that the lowest interest rates in decades, reasonable home prices, and lots of inventory puts their purchase power at its peak. Investment Strategy 101: buy low, sell high.
