You might not believe it, BUT, the National Association of Realtors stated recently that sales of existing homes rose to a 5.03 million annual rate in February which is an unexpected 2.9% increase. Why? The answer is that sales are being spurred by lower prices. Falling prices improve affordability and encourage people to make purchases.
In addition to existing home sales, new construction homes for sale at the end of February dropped to 471,000 units (in the US), the fewest since July 2005
Rising sales and lower prices have also stimulated the mortgage market. This is due in part to recent Federal Reserve actions that have allowed the 30-year fixed mortgage to remain near 6% and the 15-year fixed to hang around 5.5%.
Now that your all up to date on the national market. Here's what the real estate market looks like in the Hampton area.
18 homes sold in the Hampton/North Hampton area; 10 single family homes and 8 condos.
In addition, 17 homes went pending with active contracts in March and there are also 406 active listings in the Hampton/North Hampton area.
Year-to-date, homes sales in Hampton and North Hampton are as follows:
46 homes sold during the first quarter of 2008:
-29 single family homes
-13 condos, and
-4 mobile homes.
Not to bad huh?

When I think of Hampton NH, it is the beach that forms my memories. Going on vacation with my Mother and Grandmother Helen to enjoy the boardwalk fry doe and the large expanse of white sand. One of my earliest memories is the statue of a woman as she looks out to sea. This is the New Hampshire Marine Memorial to sailors lost at sea. Alice Cosgrove created the sculpture from 17 tons of Vermont Granite. The base of the statue reads "Breathe soft, ye winds, Ye waves in silence rest." Part of a poem by John Gay.
Hampton sold 36 homes and condos in the first three months of 2008. This is in comparison to selling 46 during the same period of time in 2007. This equates to a 22% decline in total units sold. We also saw a record breaking winter for snow fall. We will have to wait through second quarter to see if this is a continuing trend or a function of the winter market.
The average sale price for 2008 was $318,452 - which is a 4.8% increase over the $303,740 average sale price seen in 2007. Days on market have increased slightly in 2008 - 172 average days on market vs. 166 in 2007.
There are currently 302 homes for sale in Hampton NH ranging in asking price from $149,900 to $1,795,000. And the excellent indicator of the increasing activity in this real estate market is that 31 homes are under contract as of this writing.
Hampton is a wonderful town for year-round or summer residents. There is quite a lot of diversity in the types of housing available from beach front to upscale condos to traditional homes.

The ultimate New England sandwich that is sure to delight everyone. Can be made from already shucked fresh or frozen lobster meat to save time and effort. For purists you will want to set aside time to steam 10lbs of lobsters to obtain 2lbs of meat. I find steamed lobster much better tasting than boiled. The meat is more delicate when it is steamed. I like my lobster roll in a soft finger roll but you can also butter&grill hot dog rolls or use a croissant.

This is a big YUM with crowds. Always a people pleaser when you tell them you are serving lobster rolls!

Although the snow continues to fall, there are still folks out there that need to buy homes! February was no exception in the Hampton area. Here's the statistics for Hampton/North Hampton home sales in February:
14 homes sold in Hampton/North Hampton
-10 single family homes, and
-Three condos, and
-One mobile home
In addition, 19 Hampton/North Hampton listings went pending with active contracts in February. There are also 337 active listings in this area, which includes residential, condo and mobile home listings.

Even if you sell your home now for less, you will also be buying a home at lower prices. You'll also get a good interest rate now and greater appreciation on a higher priced property. And, if you're happy in your current home, it may be time to consider a second home or an investment property as well!! Remember, BUY low...and, low is now!
