First -Time Home Buyer Guide for Hooksett, New Hampshire Real Estate
Buying a home may be the most important investment an individual or family makes in their lifetime. It is important to understand the process and to be aware of the industry professionals who can assist you. The two primary advisers will be Realtors and mortgage lenders. You must understand how much you can afford and what your budget will allow. If you are a first-time home buyer, you may qualify for a tax credit ($8000 in 2009) and could be eligible for special financing programs.
Mortgage Financing
Most home buyers borrow the money to purchase property by obtaining a mortgage through a lender. The lender may be a bank, mortgage banker, credit union or a private investor. The most common types of loans are conventional and government insured (FHA and VA). In Hooksett, with a populations under 20,000, the USDA offers 100% financing through the Rural Farm loan program. It is advisable to obtain a "credit approval" from a lender prior to actively looking at property so that you understand the price range you can afford.
The Real Estate Agent's Role in the Process
As a consumer in the New Hampshire home buying process, you have options for representation. As a New Hampshire home buyer, you may hire a buyer's agent or work through a facilitator. A buyer agent is a licensee who acts on behalf of a buyer or tenant in the purchase, exchange, rental, or lease of real estate. A facilitator is an individual licensee who assists one or more parties during all or a portion of a real estate transaction without being an agent or advocate for the interests of any party to such transaction.

Home Inspection - In-depth View of the Property
A home inspection gives the buyer more detailed information about the overall condition of the home prior to purchase. In a home inspection, a qualified inspector takes an in-depth, unbiased look at your potential new home to advise you on the condition and necessary repairs.
Legal - Obtaining Title and Possession
As a buyer obtaining a mortgage, the lender will utilize a title attorney for the closing process. They will research the title, prepare the settlement statement, schedule the closing, record the documents and distribute the funds. Once the paperwork is signed and the seller receives his funds, they will give you the keys to your new home.

The Dark Night at the IMAX
NH's first and only IMAX Theater opened in early 2007 at Cinemagic 15 Theater in Hooksett, NH. This movie was great and and with a new facility makes the evening even more exciting. Opening night for "The Dark Knight" was totally sold out, so we had to advance purchase tickets for Sunday. My wife and I were like kids again. I think the fact that we had to advance buy the tickets made the anticipation ever more exciting. Parking was no problem, but the new huge lot was ¾ capacity. Entering the facility with so many people created additional excitement. As we approached the theater, the ticket taker was costumed in...you guessed it as "The Batman" My wife told me to get there ½ hour early, but I thought what's the rush. Boy does she love to say..."told you!" Arriving not early enough did not spoil the night; it only made finding good seats a challenge. I must admit, the only bad seats in the house are the ones up front. Watching the IMAX so close would probably give me motion sickness. IMAX is a special film format that displays images of a far greater size and images in a screen The screen is huge, measuring 72 ft x 53 ft. The movie opened unusually without any trailers to a totally captivated audience. Watching the film gave me the feeling of being "inside the arena"; the IMAX creates an incredibly emotional experience. I would recommend watching any action movie on this screen. The drama and effect is so great I even went to see "The Dark Night" a second time and would even schedule a third viewing! The theater is conveniently located at 1226 Hooksett Rd Hooksett, NH. The movie was an extraordinary experience. As the Joker said "It's not about money...it's about sending a message"
