Everybody loves the Fair!
A few weeks ago we attended the Hopkinton Fair in Contoocook. New Hampshire.
The temperature had been very hot for this time of year so we all decided to try the Fair at night!
I live quite close to the Fairgrounds so my husband, brother, sister-in-law, niece and I grabbed the baby's stroller....and off we went!
Of course we have the obligatory Equipment Display! Wouldn't be the Fair without it!

New Hampshire Fairs still emphasize Agriculture, 4-H Animal Raising and Horse Pulling so we spent a good deal of time in the various Barns.

During our recent outing to Gould Hill Orchards in Contoocook we were very pleasantly surprised to stumble upon "The Little Nature Museum"
A Hidden Jewel
The Little Nature Museum was established in 1955 in Winthrop MA, by Sandra W. Martin. She is its Founder and Director. It was in Weare NH for 31 years and relocated to Gould Hill in 2000.
Sandra is an experienced Science teacher and Naturalist. As a child she was educated in Science through
the Science program at the Boston Museum of Science.
Here is Sandra with my husband Geoff...he's headed in to look at fluorescent minerals under Black-light.
One of the best aspects of this place are the extensive "Hands on Exhibits"

What a fun destination for a family outing! And the attractions aren't just appealing to the "little ones".
There are fun and interesting facts for all ages....
For example "did you know"
that beautiful plant with the orange berries ~ BITTERSWEET 
(that we use to decorate our homes)....is considered an
INVASIVE SPECIES
And just how good are you at recognizing that perennial scourge called 
POISON IVY?

The Museum is open limited seasonal weekends and private tours by appointment. During the Winter months the Hopkinton Public Library holds special exhibits and programs. Check out the Website for times, dates, and whatever else you need to know....it's packed with information!

Hopkinton NH Real Estate Report August 2010
We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market in Hopkinton NH. There were 72 homes sold with average days on market at 98. 2007 saw 64 homes sold and were on the market for a whopping 175 days. With the recession in place in 2008, 60 homes sold and spent 151 days on the market. While the Federa Home Buyer Tax Credit was established to prop up a sagging national market in 2009, 69 homes sold and agian days on market was long at 175 days. In the last twelve months 59 homes have sold with average days at 122.


Hopkinton NH Real Estate Average Sales Price
The average sales price was $320,099 in 2006 and fell 9% in 2007 to $291,045. 2008 saw average price dip slightly to $289,726 and 2009's average dropped 8.4% to $265,329. In the last twelve months we have seen average sales price rise significantly 12% to $297,851. Comparing Hopkinton's ASP Chart on the left to the State's ASP Chart on the right, we can see that Hopkinton's performance has outpaced the State's average.


Hopkinton NH Real Estate Market Trend
There is no doubt the now expired Federal Home Buyer Tax Credit had an effect on our market. Unfortunately, the Tax Credit was an artificial component of the market and had it's un-natural results. As the market returns to normal, we see values in Hopkinton are recovering and still leave todays buyers with an opportunity to gain equity over the near future.
Real estate markets are local markets and depending on the demographics of certian towns and Hopkinton is one of those towns which have not suffered as hard as other towns around the state.
Buyers understand they have to act now to take advantage of the lowest interest rates in decades and reasonable home prices. Expect activity to improve in Hopkinton as long as interest rates stay low. Based on todays average price, an increase of .5% in the interest rate would result in $20,000 less purchase power.
