I took out all the tools to get this one done. We had an out of state sale (relinquished property), we had a radon system,association documents and issues to tackle, there were battles over fixtures and decorations. We worked through addendum's ,extensions, lost garage door openers, inspection repairs, signatures from several different locations and multiple wire transfers. But today it's done, the drama is over (at least on one deal), and I have to tell you; having a good qualified intermediary made this all work. If you have not taken the time to learn about like kind exchanges, there is no excuse. If you want to improve your knowledge of the real estate market and open yourself up to bigger and more lucrative transactions take a class in 1031 exchanges.

This marks the start of the new Ski Season, the guns are going full blast today.
November 2008, the guns are on it's 21 degrees out and opening day is
planned for 11/22/08 at Loon, they can lay down the white stuff pretty
fast if the cold temperatures stay where they're at. Gondola lift / left side.

We active rain junkies read, comment and commiserate with one another. Occasionally we share an uplifting story, a heart warming tale or an inspirational thought. It's hard in the real estate business right now but thank goodness we are independent and our time is truly our own. Sure we are at others beck and call but I can slip out to take a few runs on the hill, work in my garage, or play the back nine with a cell phone on vibrate and enjoy life between crisis's (what other 9-5ers can do that). So as we struggle with a slow market count your blessings you don't work in the Auto industry. None of the people pets or places care if I made a sale today they are glad to see me, and I'm glad to see them. Can we keep that in mind as Thanksgiving approaches? Remember- Family, Home,Recreation- then and only then real estate. Have a great Holiday season, take the kids skiing instead of buying a video game.

After Columbus Day and before the Christmas week vacation, things get very quiet in the recreational and Ski property market.
If you are a buyer that wants to see as many properties in your price range as you can now is the time to look. Condos are generally not rented, and sellers are busy at their primary homes getting ready for the up coming holiday season.
Look when no one else is looking, You will get better service and less activity can be a motivational factor for sellers when an offer is tendered.
Buying your plow truck in July, and your convertible in January...is the same as buying a vacation home in the off season. Seller expectations are low when the market is slow. You can buy a ski place now and close by Christmas..in time for family fun.

The big players are from the national stage, CNL Financial, Boyne Resorts, & Macfarlan Capital Partners have come to town, and their research shows this to be a great move.
Loon Mountain Resort, Lincoln New Hampshire: Few if any of you reading this have heard of the place. It is my home town ski resort, a terrific place to bring the family and happens to be located in New Hampshire. Our State can boast the lowest tax burden in the nation, the lowest crime rate and offers the back drop of 900,000 acres of White Mountain National Forest Lands.
So why do the big boys want a stake in the White Mountains?, Let me review some of the major players who have entered the real estate development game:
CNL Financial Group (Florida based), Owns Loon Mountain and is one of the nation's largest privately held real estate investment and development companies. They and their affiliates have acquired more than 23 billion in assets. The holdings consist of "lifestyle properties", senior housing, restaurants, retail, hotel and commercial high rises. (add Bretton Woods and the Mount Washington Hotel-also in New Hampshire).
Boyne Resorts (Michigan Based), They were hired to run the day to day operations at Loon Mountain. Boyne is a family owned resort management company, who also operates (recently acquired for 70+ Million-By CNL) Big Sky Resort in Montana, Boyne Highlands & Boyne mountain -Michigan, Brighton -Utah, Crystal mountain -Washington, Cypress Mountain -British Columbia, Gatlinburg Sky Lift- Tennessee, Sugarloaf-Maine, Sunday River Resort-Maine, The Inn at Bay Harbor- Michigan, The Summit at Snoqualmie-Washington.Boyne- is well respected and one of oldest mountain resort management companies in the ski industry with 7,000 employees.
TerraMesa Resorts/ Macfarlan Capital Partners (Texas Based), Owns the South Peak Resort development at Loon Mountain, This 400 acre parcel has already seen over 100 home sites and condominiums sales with gross real estate sales topping 50 million, and they haven't come close to the full build out yet. The little town of Lincoln NH, will expect to see 700 more slope side residential properties, restaurants, retail ,sports facilities and a condo-hotels in the next few years.
So whats the story behind the national developers seeking Loon Mountain?; It is driven by demographics and pent up demand, Loon has always been a very successful resort targeting the Boston Market. The census tells us that 25% of the suburban Boston (families) Market are worth in excess of a Million dollars. Add the Connecticut, Rhode Island, Maine, Southern New Hampshire and parts of New York and New Jersey markets and you see the Pie on the east coast is quite large. Now enter Baby boomer population looking to enjoy their lifestyle, family and the fruits of their labor. To them we offer a perfect mix of resort living , low taxes, and small town New England charm. Has the perfect storm been achieved ?- We Will have to see but some big players are counting on it.
What's new and whats coming? Last year the slopes at south mountain opened, high-speed lift, long cruiser trails, this year the first east coast double black diamond trail will open along with improved access to tree skiing and glades, next year additional slopes and ground breaking on the new recreation center will begin construction. 2 hours from Boston / 3 minutes from I93, a lifetime of family fun and entry level prices in a slow market make for a great time to jump in.
