I have a question where I am not sure there exists a correct answer. How many homes should you show to one buyer in a given day? 1, 2, 4, 5, 10 or more? I have been receiving requests from several different buyers to see multiple homes of late. Before showing any home to a buyer I always want to make sure they are pre-quailified. My first question actually is If they are working with another agent. Most buyers I get are calling about a specific home they want to see. Through a serious of questions I can build a raport and calcualte what their needs, desires, time frame, price range and area they want to see houses.
Some buyers only want to see one house while others want to see everything. Sometimes it is not physically possible to show what a buyer WANTS to see and some times it is not economically feasable as they can not afford it or I can not afford to. All buyers are not the same, some can see more houses than another set of buyers while other buyers dont want to see more than 2 houses.
On average I dont like to show more than 3-4 houses to any one buyer in a day. Any more than that the houses get all mixed together. When I first meet a buyer it is better to show less houses to get a better idea of what they are looking for so if they dont like the first 2 I can readjust my search and better located what they ARE looking for.
I think it is important to have a good level of communication to what a buyer is looking for, I ask alot of questions up front or what they like or dont like and what they need, what they want and what they dont want. This helps me narrow down their searches.

The National Association of Home Builders named Manchester NH one of the 75 "Most Improving" Home Markets in the US. The survey by the NAHB includes criteria such as at least 6 months of rising housing permits, unemployment rates and house prices from the post recession bottom.
Manchester NH saw an increase in building permits of 5.1%, Housing Prices rose 1.6% and Unemployment decreased 2% all since Feb. 2011. The Bulders association faces competition from homes priced under market values through foreclosure or short sales. As those types of listings decline, the new home market starts to rise. The NAHB touts new homes as much more energy efficient and environmental friendly.

The first week of February saw the Real Estate market in Manchester NH stay strong with 18 more closed than the week before. We are happy to report one of the best winters for selling Real Estate ever in 26 years in the business. Our market continues to strengthen as Closed Sales rise sharply. Showings of homes to new buyers has increased, pending sales coninue to rise. Relocation inquiries were up with both corporate and military relocations on the rise.
The "Key Fact" is that homes that are priced at or just below the market value, are selling rather quickly. The home that are staying on the market longer are the ones that are over priced or in need of a lot of work. Buyers are still finding great deals with the low prices and ultra low interest rates.

IN CONCLUSION 2011 was definately the turning point in the Real Estate Recession here in NH. December was record breaking with amount of activity. Listing Inventory is down over 30%. Sales remain string and prices which have stabilized show small increases in some segments of the market
The amount of calls has remained strong for new property inquiries. With inventory actually down, now is a great time to sell before winter. The one trend is a switch to full time and full service Real Estate agents who provide full service as opposed to discount brokers who may provide a discounted type of service.
