Next, you will want to look at title insurance. This is a one-time fee paid at closing that protects your home against title issues. It is relatively inexpensive and is well worth the money for what you get.
Home warranties are another area that you should look into. This coverage is a voluntary policy that you can pay for at closing. On new homes your builder will typically cover concerns for the first year. But what if he goes out of business? Then you will be left with no one to go to. On resales, there won't be anyone to call so you would be left taking care of concerns on your own. This coverage is issued in one year increments and covers the major components of the home. There are additional areas that can be added- each for a flat fee. If you decide that you no longer want it you simply do not renew it and it expires.

I have written over the past several days about how there is a "feeling in the air," and excitement about activity in the NH housing market. I have written about how our phones are ringing and property inquiries are brisk, agents are writing offers, negotiating deals and properties are going under agreement, all at the traditionally slowest time of year in real estate.
I want to go on record as saying, the last thing we want to do is create a false hype or unrealistic expectation about this downturn. This has been a tough ride for NH real estate sellers and for all of us in the business.
While some other NH Realtors are expecting "more of the same" in 2012. (Guess what, if you expect more of the same, that is exactly what you are going to get), we choose not to accept the status quo.
We could do an in depth analysis is the whys and the whens, what the election of 2012 will bring, foreclosures, shadow inventory and jobs, all of this does point to a longer recovery in real estate.
But I can't get over the feeling that there IS a shift taking place. I have said that people are sick and tired of being sick and tired and soon will start stepping out and spending and buying homes. The ones that can of course.
Well look at what has been happening with Christmas shoppers and has anyone tried to get into the good local restaurant lately?
Sure doesn't look like it did a couple of years ago.
So here's my plan for 2012. I approach it with a reasonable and positive attitude. You get what you expect and I expect 2012 will be better than 2011...which by the way was great for us, our sales surged by over 20% and that doesn't take into account our new office sales.
