From this data we can see sales price and average price is down, sales volume and # of transactions are up. Values are not as high but there are more transactions happening this is a good indicator of the beggining of a recovering market. With the historic inflated gains that were seen in the 2000-2006 years it is more of a market correction.

Pawtuckaway Lake has alot to offer anyone interested in experiencing the lake life style. It is 70 minutes from Boston and has a very commute-able location sandwiched between Portsmouth and Manchester off exit 5 on rte 101.

The lake itself is just under 800 acres and varies in depth from 5 ft up to about 48 ft. The lake has many coves, little islands and hiding places. It also has a channel and a bridge connecting the "Dolloff" side of the lake to the "Pawtuckaway" side. This makes the lake feel much larger than it really is due to its layout. Canoeing and kayaking is poplular at Pawtuckaway Lake as all the little coves and channels provide no wake zones for slow moving boat traffic.

Fishing is fantastic on Pawtuckaway Lake. The lake has small mouth bass, large mouth bass, crappie, sunfish, pickerel, horn pout and white and yellow perch.

One of the unique things about Pawtuckaway Lake is that the state owns an undeveloped piece of land known as Big Island", which consumes 1/2 of the larger side of the lake. There are only a few campsites on Big Island and it keeps the lake traffic down and prevents over population of the lake. This makes Pawtuckaway a more peaceful escape for residents and visitors.

Pawtuckaway lake also has an annual 4th of July Parade that is open to anyone who chooses to decorate their boat.

Pawtuckaway Lake offers hiking and mountain biking as well. There is a trail from Pawtuckaway State park park that is about 3 miles +- long and gets you to the fire lookout tower on the South mountain. The lookout tower provides some great views of the lake and surrounding areas.

If you interested in snowmobiling there are trails with in the state park as well. The trails from Pawtuckaway Lake connect you to the all the major trail systems in NH.

Pawtuckaway Lake Real Estate has for water front 3 season property ranges from 225k and up. 350k-800k for year round homes. Most lake front year round homes are in the 400k range.
