"Cheap" Monmouth County, New Jersey Homes for Sale: Prepare to Get Jumped!

Andrew J. Lenza: Real Estate Agent in Holmdel, NJ

If you're a home buyer and you're looking in cheap areas of Monmouth County New Jersey real estate, be prepared to get jumped.

Waylaid.mohonk mountain house

Blackjacked.

Bushwhacked.

Red-balled.

Whose going to ambush you? You might guess Realtors, banks, mortgage brokers, lawyers, title companies, inspectors -- who all do enjoy whipping a police baton to the back of a balky knee -- but, no.

Joking, joking, joking.

Seriously, it's not "us" this time.

It's your brethern buyer. Yup, the guy that looks like you, smells like you, could be you. The Slim Fadey.

Consider that the average sales price of a Monmouth County New Jersey home for sale is $493,900 year-to-date. Monmouth County encompasses 52 towns.

You'll find the first-time homebuyer Fight Club in towns selling 25% below the County average or around $370,000.

Towns like Aberdeen Township New Jersey real estate. Strathmore Aberdeen homes are generating solid buyer interest. The average sale price of a Aberdeen N.J. home this year is $281,300 and twenty-eight [28] have closed already. If the Aberdeen Township home for sale is priced-right and well-maintained, then watch those flying elbows, snooks. Feel free to click HERE for my 2009 review of Aberdeen Township NJ homes for sale.

Why the melee? Why are buyers' topping each other's offers?mohonk mountain house smiley

  • Spring. The weather gets warmer, people go outside. They look at their spouse. Neither is getting younger. Let's buy a house. Re-kindle the magic.
  • The federal tax credit. Did you know the $8,000 credit is less than 3% of a $300,000 purchase. That's like buying a new car because the dealer is throwing in free floor mats. But it's a discount and it's due to expire on April 30th if the sale isn't "Under Contract."

Other towns of Monmouth County where you (the buyer) can expect Bloodsport and the sound of ivory chicklets (teeth) hitting asphalt:

  • Eatontown NJ homes for sale, average $340,000 [7 closed sales].
  • Farmingdale NJ, $205,000 [1].
  • Freehold Borough NJ, $220,100 [12].
  • Hazlet Township NJ homes for sale, $260,000 [14].
  • Howell Township NJ, $343,000 [46].
  • Keansburg NJ, $104,100 [8].
  • Keyport Township NJ, $249,700 [5].
  • Lake Como NJ, $302,500 [2].
  • Long Branch NJ, $248,500 [10].
  • Matawan Township NJ real estate, $240,000 [8].
