Short Sales: 1 possibility for homeowners having problems paying their mortgage in Warren or Hunterdon County NJ

In today's NJ Star Ledger newspaper was an article on home sales following the end of the Federal tax credit. Gloomy, which I already knew. It also indicated that almost one-third of recent closings were on distressed properties - short sales or foreclosures. Knew that was true in the Warren County NJ and Hunterdon County I serve but learned from that articlie that it is even more widespread. Sadder news from various sources indicates that foreclosure filings are way up in the Northeast, which includes NJ.
More and more NJ homeowners are falling behind in mortgage payments. When the owners are behind in mortgage payments and cannot catch up, they may try to sell the property for less than they owe on it. As an alternative to foreclosure, many banks will "forgive" the shortfall between the debt and the sale price. These are commonly known as Short Sales or pre-foreclosures.
I've been extensively involved in helping NJ homeowners with short sales for many years now. A short sale may not the RIGHT answer nor the ONLY answer for many, so folks should know they have other choices.

It is very important to negotiate the prices of foreclosure homes in Asbury Park. This is because the lenders don’t want the properties, they will drop the price, and you can get an amazing deal.
When you are looking to foreclosure homes to purchase you should always consider the price and the cost of repairs. The cost of repairs may be used as leverage when you talk to the bank about dropping the price of the property. The price will already be listed at a low amount. The goal for you is to have the lender drop the price of the home as low as possible. Some people really do almost get homes for free. This is because they are experienced negotiators and they know what to say.
Banks do not want to own any home on their books for any reason at all. When foreclosure homes in Asbury Park do not sell at the auction and go on the books at the bank it makes the bank look bad. The person who approved the loan looks bad because they approved someone who didn’t pay the loan and now the bank has to figure out how they are going to get money for a property. They are not in the business of real estate and the bank will not even spend money fixing or repairing the property to put it in a selling condition. This is your leverage. Knowing the bank doesn’t want the property should give you the confidence to come in and make an offer that is financially right for you.
If you are qualified or you have the funds to buy a home, you are in the driver’s seat when it comes to negotiating with the bank selling foreclosure homes in Asbury Park. A bank will listen to anyone who is in a position to take a home off of their books and give them some type of cash. Many buyers begin their first offer at half of the price the bank says they want to get for the home. If you have a list of damages or repairs, now is the time to break them out and use them for negotiating. Banks can take whatever they want for a home. Your goal is to get the lowest agreed price for the foreclosure. Never pay the listed price.

A detailed literature review published on Tuesday by the American and Canadian wind industry associations found no medical basis for the health complaints that often arise near large wind-farm projects.
But the 85-page industry-financed study is unlikely to settle the persistent question of whether those who live near turbines are indeed susceptible to so-called "wind-turbine syndromve."
Written by a seven-member panel of experts from a range of technical disciplines, the report concluded that there is no evidence that audible or "subaudible" turbine sounds and vibrations have physiological effects.
The authors did, however, concede that some people are irritated by turbine swishing noises, especially in the absence of other ambient sound:
An annoyance factor to wind turbine sounds undoubtedly exists, to which there is a great deal of individual variability. Stress has multiple causes and is additive. Associated stress from annoyance, exacerbated by the rhetoric, fears, and negative publicity generated by the wind turbine controversy, may contribute to the reported symptoms described by some people living near rural wind turbines.
"People's attitudes towards wind turbines have a lot to do with whether they reported annoyance," said Robert McCunney, a research scientist at the Massachusetts Institute of Technology who also studies hearing loss and practices medicine at Massachusetts General Hospital. He was on the panel that put the study together.
