Short Sales: 1 possibility for homeowners having problems paying their mortgage in Warren or Hunterdon County NJ

In today's NJ Star Ledger newspaper was an article on home sales following the end of the Federal tax credit. Gloomy, which I already knew. It also indicated that almost one-third of recent closings were on distressed properties - short sales or foreclosures. Knew that was true in the Warren County NJ and Hunterdon County I serve but learned from that articlie that it is even more widespread. Sadder news from various sources indicates that foreclosure filings are way up in the Northeast, which includes NJ.
More and more NJ homeowners are falling behind in mortgage payments. When the owners are behind in mortgage payments and cannot catch up, they may try to sell the property for less than they owe on it. As an alternative to foreclosure, many banks will "forgive" the shortfall between the debt and the sale price. These are commonly known as Short Sales or pre-foreclosures.
I've been extensively involved in helping NJ homeowners with short sales for many years now. A short sale may not the RIGHT answer nor the ONLY answer for many, so folks should know they have other choices.
