Flooding in South Bound Brook

Today I took a quick drive from my house located in Franklin Twp, Somerset NJ to see how things were doing after hurricane Irenes arrival last night. The main attraction in South Bound Brook is the Delaware and Raritan Canal that permits light boating to hiking, biking and fishing. As you can see, as I was looking toward Bound Brook that is right accross the river, the canal has flooded over the banks onto Canal Road that connects the Boro of S. Bound Brook with Manville, NJ.

Proceeding down toward Main Street in S. Bound Brook I saw that the canal has turned into a rushing river. The area where the photos are taken is right next to the new community housing development. New townhomes and condos were recently built on the GAF Manufacturing site that provides an updated look to the town.

While a good portion of our business at The Jannone Team focuses on Bridgewater, Hillsborough, and Basking Ridge, we serve Central New Jersey and all its communities. One that's often overlooked is Bound Brook, which we have historically been active. Most recently successfully marketing several homes.

Bound Brook most recently has received attention for flooding in the downtown area which is affected by heavy rain flooding its low lying location on the bank of the Raritan River. Not all portions of the town are affected by this event. Bound Brook is a great place to live, work and play. It is the oldest community in Somerset County and boasts a diversified selection of homes for everyone, from apartments all the way up to stately colonials.

Bound Brook is a great place for commuters, with easy access to Route 22, Route 28, and I-287 and I-78. The town it's borders Bridgewater, South Bound Brook and Middlesex. It's about 30 minutes from Morristown and Newark, 30 minutes from Flemington, 45 minutes to New York and 60 minutes from Philadelphia. Bound Brook is also served by NJ Transit with Bus and Train service to New York, Somerville and other destinations.

There are no official distinctions of neighborhoods or sections in Bound Brook, but it can be roughly divided

  • Downtown - The downtown area of Bound Brook is lively and bustling with several local businesses. The downtown area features restaurants and the Bound Brook NJ Transit Train Station which has service to Newark/New York. This is the center of life in Bound Brook with plenty of people moving through each day

  • Piedmont - Located between Voseller Ave and Mountain Ave, north of Rt 28, the Piedmont section of Bound Brook offers quiet, residential life while still being just minutes from major highways. Homes vary from small and quaint, to large and stately, all set in a scenic neighborhood that's perfect for everyone. Watchung Road is exceptionally charming with its center island of large sycamore trees.

  • Codrington Park - This active neighborhood of Bound Brook sits south of Route 28, west of Vosseller and north of Talmage Avenue. Codrington Park serves as the largest park in Bound Brook, with a public pool, basketball courts, tennis courts, baseball fields and more.

  • East End - This neighborhood boarders East St., Second St., is south of Route 28 and east of Vosseller. This section of Bound Brook offers many large homes of character, some converted to multi-family residences ideal for investors or extended families.

These are rough distinctions and include most of the town, but this blog is meant to give you a general idea of what to find in this community. Bound Brook is often overlooked in favor of its big neighbor in Bridgewater, but for many people Bound Brook is a viable option when looking for an affordable home.
