Chester NJ Real Estate - Colby Farm Market Report

As you can see from the spreadsheet and graphs below, 22 homes have Sold in Colby Farm over the past 7 years at a fairly consistent pace with 2010 being the exception with 4 sales. 2006 was the busiest year with 7 homes being sold. Interesting to note there were zero homes sold in 2011. There are 2 homes currently For Sale with zero sales currently Pending.



The Average Sale Price of homes Sold has declined for the past three out of four years. The highest Average Sale Price in any single year was back in 2005 at $1,025K and 2010 being the lowest at $745K. Note that there were no home sales in 2011. There are 2 homes currently For Sale with zero Pending at this time. Prices over the past several years for homes in Colby Farm range from the mid to high $700's, however some the larger homes will sell for more.

Chester NJ Real Estate - Homes in Colby Farm

Located in the heart of Chester, Colby Farm is one the more well known and desirable neighborhoods in town. Convenient to shopping (including Downtown Chester Village, Streets of Chester and Chester Mall, to name a few), schools, library, banks, post office, restaurants, parks and everything else Chester has to offer, this community of 76 homes situated on 9 streets in total is a great place to call home.
Lot sizes average 3 acres with the smallest lot around 2 acres and the largest being 11 acres. Most lots are flat and generally open, with some backing to the woods with more private rear yards. The homes in Colby Farm, which were constructed between 1992 and 2000, with the majority of them built in the mid 1990s, are mostly Center Hall Colonials ranging in size from approximately 3,000 to 5,000 sq. ft. and feature many of today's modern amenities that one would expect to find in an upscale development.
These homes typically have 4 to 5 bedrooms, anywhere from 3 to 5 bathrooms, 1 to 3 fireplaces, all with full basements and many with finished lower levels, 2 to 3 car garages, sidewalks, Belgian block curbing, some with built-in swimming pools, and a few with aupair or in-law suites. Prices over the past several years have been ranging from the mid to high $700's in this neighborhood, although some of the largest homes will sell for more.
