Interest rates are so low , it's hard to imagine---I guess I've been around a while and remember the past real estate cycles. When is a better time to purchase and rent--the rent will pay for your monthly payments and more. Home prices are stabilizing after 4 years of dropping. There's such a high inventory--what a buyer's market--you can pick La creme de la creme. When there wasn't much of an inventory then you didn't have much choice.

I hear predictors say that 25% of home buyers this year will be investors.

Sellers, if you have to sell due to relocating or other reasons then it's a good time to put your home up for sale now.

Why wait a few more months to have even more competition---many sellers wait until the Spring to list their homes.

I say list it now---and price it so it will sell. Don't price it too high and slowly lower your price. Get a realtor(like me!) to go over comps and tell you the reality of where you should price your home.

Investors and buyers: besides a great inventory there will be many short sales. I'm your short sale man for sellers and buyers this year. Preforeclosure properties will make up a huge amount of sales. Unfortunately, with this economy and sellers who bought at the wrong time and must sell, there are great opportunities out there that won't exist in the future.

Any smart investor will say " buy low and sell high". Well, what are you waiting for?

Market Statistics and Comparrison for Voorhees NJ - November 2010 & 2011

The Voorhees NJ November market comparison has some mixed news.

November 2010 we saw 28 homes listed with a listed average of $323,771, nine homes went pending, 12 units sold and the average days on market were 116 for November 2010 in Voorhees NJ. The sold average for November 2010 was $301,849.

This November 2011, 20 homes listed, 12 homes went pending and 12 units sold. The average days on market dropped drastically to 59 days. The listed average dropped to $231,985 while the sold average dropped to $232,746. This could mean a number of things. Perhaps more short sales and foreclosures hit the market or more “lower value properties” had sold. What we do know is the average days on market dropped considerably which is a good sign. Within this report you will see market statistics and comparison for the Gloucester Twp. NJ Real Estate market for November 2010 and November 2011. This report is for residential properties only, including condos townhouses and single-family residences.

As you can see in November 2010, Fifty nine (59) residential units listed with a listed average of $158,540. Fifteen (15) units pended in November 2010 & twenty seven (27) units sold last November with a sold average of $180,657. The average days on the market were 130. Now this brings us November 2011. Sixty (60) units listed with a listed average of $167,810, twenty seven (27) units pended and 33 units sold with a sold average of $167,566 the average days on market for November 2011 was 101. Now let’s take this data and see with this all means.

One more unit listed in 2011 than in 2010 however the listed average increased $9270. Twelve (12) more units pended in November of 2011 than 2010, thirty three (33) units sold in 2011 which brings us to six more units selling in November of 2011 than November 2010, however the sold average decreased by $13,091, this could mean many different things. Perhaps more condo’s, foreclosures, or short sales sold in 2011 than 2010. The days on market considerably dropped 29 days, nearly one month less sell a home November 2011 compared to November 2010. That’s great news. Less stay optimistic!
