How's the market in Cresskill NJ? This report is exclusively for Cresskill single-family homes for the month of December.

Market reports aren't the most exciting reading, but they contain important information that serious buyers & sellers should know. Connect with me if you'd like to get into the #'s a bit deeper. There were 5 homes SOLD in December with an average list price of $1,834,380 and an average sold price of $1,497,400.

The average sold price as a percentage of original list being 81.6%.

The average days on market was 67 days. This is the # of days from the original listing date until a home is reported under contract.

2 new listings were posted during December. The total # of currently active Cresskill homes for sale is 57.

I've tracked a 25% drop in the active inventory level since mid-October. This could be somewhat due to a "seasonal" market, but it's certainly worth noting.

It also supports my opinion that listing a home for sale in the winter months is a plus for sellers due to less competition for serious buyers!

How's the Market in Cresskill NJ? Real Estate Market Activity for November 2011

This report pertains exclusively to the Cresskill NJ single-family homes market.

In total for the month, there were 5 homes SOLD with an Average List Price of $670,780 and an Average Sold Price of $536,400.

The average sold price as a percentage of the original list price being 80%. This compares the dollar amount of the eventual sale to the amount at which the homes were originally listed & offered for sale.

The average Days On Market was 108 days. This counts the # of days from the original listing date until a home is designated under contract. "Days On Market" can be a misleading statistic in which one might assume all homes considered were actually "on the market" (priced correctly) to begin with. We know that, many times, this is simply not the case.

Correct pricing is a very key ingredient in effective real estate marketing leading to a sale with the best possible results. If all properties were originally priced on the market & marketed correctly, the sold price-to-list price ratios would always be far closer to 100%.

 Obviously, this is usually not the case. This underscores the necessity for sellers to do a little homework prior to hiring an agent or broker to list & market what is most likely their largest asset.
