Fort Lee NJ CONDO Market Activity - December 2011

How's the condo market in Fort Lee? This report is exclusively for Fort Lee condos, co-ops & townhouses for the month of December.

Market reports aren't the most exciting reading, but they do contain important information that serious buyers & sellers should know. Connect with me if you'd like to get into the #'s a bit deeper. I'll try & make it fun! If you'd like a list of the recently sold condos in your area or would like to know what your condo should sell for in today's market, just ask me.

There were 40 condos SOLD in December with an average list price of $284,770 and an average sold price of $247,488.

The average sold price as a percentage of original list being 87%.

The average days on market was 151 days. This is the # of days from the original listing date until a home is reported under contract.

40 new listings were posted during December. The total # of currently active Fort Lee condos for sale is 410.

There's been a 17% drop in the active condo inventory level in Fort Lee since the end of September. This could be somewhat "seasonal", but it's certainly worth noting.

It also supports my opinion that listing a house or condo for sale in the winter months is a plus for sellers due to less competition for serious potential buyers for their homes!
