During the month of May 2009 there were thirty newly listed properties inHopatcong Boro. with an average asking price of $313,827.00. There were sixteen properties that went under contract and passed attorney review, the average asking price for these homes was $183,256.00.

During the month there were a total of eleven homes that transferred title they had an average asking price of $205,709.00 and an average Sold Price of $197,605.00. these properties were on the market for an average of 129 days!!. These figures represent a 96.06% of List Vs. sold price.

During the month of September 2008 there were Thirty nine newly marketed properties with an average asking price of$281,092.00. Of these properties one property went into Attorney Review it had an asking price of $225,000.00 and offered10 rooms, four bedrooms, with two full baths situated on a .207 acre parcel.

Eight properties went under contract with an average asking price of $327,287.00 and had been on the market for an average of 83 days.

Fifteen properties transferred title with an average asking price of $275,555.00 and an average sold price of $265,460.00 and were on the market for an average of 90 days.These properties on average received on average 96.34% of their asking price!

Twenty two properties expired from the market with an average asking price of $346,637.00 and were on the market for an average of 214 days.

During the month of February 2008 there were 40 newly marketed properties with ana average asking price of $336,795.00. The lowest marketed property is asking $199,900.00 a three bedroom two bath ranch. the highest is asking $1,300,000.00 for a 5 bedroom Colonial on 1.4 acres of property.

Twelve properties went under contract with an average asking price of $211,725.00 and were on the market for an average of 105 days.

Six properties transfered title with an average asking price of $252,933.00 and an actual average sold price of $204,366.00 these properties were on the market for an average of 16 days!

Seven properties were withdrawn from the market with an average asking price of $232,142.00 and were on the market for an average of 120 days.

DURING THE MONTH OF JANUARY 2008 THERE WERE 40 NEWLY MARKETED PROPERTIES WITH AND AVERAGE ASKING PRICE OF $300,737.00

The least expensive property was listed with an asking price of $100,000.00 a three room ranch with one bedroom and one bath. There are still properties available in New Jersey for the first time home buyer!

The most expensive home listed was an expanded ranch style home with 11 rooms 3 bedrooms and 2 baths with an asking price of $699,900.00.

Six properties went Under Contract with an average asking price of $221,583.00 and had been on the market for an average of 50 days!

Sixteen properties closed title with an average asking price of $263,675.00 and an average SOLD PRICE of $257,518.00 this represents a 97.66% List to Sold Ratio!! Outstanding!!!

Twelve properties were withdrawn from the market with an average asking price of $336,975.00.

Twenty-Three properties expired from the market with an average asking price of $378,530.00, this is a big difference between actual asking Vs. actual sold!!
